WHEN YOU LIST PROPERTIES TOO HIGH, THEY MAY NOT APPRAISE

...I KNOW TO SUBTRACT $25k BEFORE I EVEN WALK THROUGH "THAT" AGENT'S LISTINGS...

What is the saying...something about casting the first stone if you have never sinned??? Well you get the meaning...Yea, I may have "reached" on a few listings here and there...I admit-I get embarrassed when I do b/c I darn well know that property is overpriced...personally, I write in my listing agreemnts that after 21 days and no offers, we come down down to the reality pricing I suggest...and, then yes, it sells...and mine have always appraised...KNOCK ON WOOD...BUT

BUT...I have never gone into a listing and said I could get someone 50 or 100K more than a home is worth just to get the listing...ARE YOU GIGGLING? Do you know someone or more than 1 agent that seems to always get the listings that maybe stay on the market a lil' longer than usual, the ones you know when you go into them...you are already taking $25K off the price before you walk in their listings?...YEAH...YOU know the ones...Stop Laughing!

WELL...it really IS a Pain in The Behind for all parties involved that may contrat with your overpriced seller....time wasted and spent, and now I have gone through this 4 times(All 4 as A BUYERS AGENT), TWICE with one agent...and you know...it must be an awful feeling to go back and tell your sellers you need to come off the price of your home by "X" if the buyers will go through with purchase and so that they can get their loan...and you know what? Everytime I have thought "damn this is priced too high" I MAKE MY BUYERS ORDER ...APPRAISAL FIRST...Once you have been an agent for years...You Just Know The Ones...

Just makes me wonder..I think to the few homes I have lost along the way for not playing the 9 month overpriced listing game, But that is ok...Because I would not want to have that conversation my fellow agent is having with her sellers tonight...Moral of The Story??? Shoot Em Straight
