Forward movement or southern direction? THAT is the client's decision to make.
Buyers and sellers must mutually agree in order for a transaction to gain progress. In an ideal situation, the home inspection goes well, the home appraises and all terms and conditions are met. The closing goes smoothly, property records and the end result is happy homeowners!
There are times however, when snags occur that interrupt forward momentum and south becomes the newest direction. We can only help guide clients through a real estate transaction by offering professional advice and providing necessary services but we are unable to speak for them.
Due diligence plays a large part in assuring buyers they are getting a sound investment and if something is discovered by the home inspection that they cannot live with, then adjustments can be made. Some options may be to:
- Submit a Repair Addendum asking for repairs to be made by seller prior to closing
- Ask for the purchase price of the home to be reduced to accommodate cost for repairs
- Or obtain bids for work to be done after closing and money to be placed in escrow account to satisfy all costs
When potential buyers back out of a contract, it is their right but too many times agents are tempted to get in the way. Only the buyer and seller know what they can or cannot accept. THAT is the client's decision to make, not ours.
