Pasadena CA Cordova East Condos For Sale and Market Update June 2014
This is a recap of Cordova East condos for sale and a market update for activity year-to-date. All statistical information is from our local multiple listing service(mls) as of June 25, 2014.
Located at 1115 East Cordova Street, Cordova East was built in 1963 as apartments, it was later converted to condominiums. The 69 single level units range in size from studios to two bedrooms/two baths and square footages from under 500 to over 1700.
The gated complex features a central courtyard with lush landscaping. The amenities include two elevators, two lobbies, pool and lounge area. There are multiple common laundry areas. Parking is either carports or underneath the building.
Location is definitely an important feature of Cordova East. Situated just north of the campus of the California Institute of Technology(Caltech) and east of Pasadena City College, the complex is convenient to South Lake Avenue, Playhouse District, Paseo Colorado, Old Pasadena, Civic Center where you will find a vast array of shopping, dining, culture and entertainment. Transportation is convenient with easy accessibility to the Foothill(210), Ventura(134) freeways and the Arroyo Seco Parkway(110) plus a Gold Line light rail station at Lake Avenue.
There are currently two Cordova East condos available for sale. One is a one bedroom unit with approximately 753 square feet priced at $315,500 and the other is a top floor two bedroom/two bath floor plan with approximately 1218 square feet priced at $479,000. There have been four mls-reported transactions so far in 2014. Those sales range in closed prices from $220,000 to $430,000 with an average sales price of $307,250(median $289,500). They have sold at an average 100.42% of last list price and for an average $382.01 per square foot.
For full year 2013, there were five sales were ranged in price from $240,000 to $417,000 with an average sales price of $344,700(median $360,000). The average sales prices was 100.71% of last list price and an average $337.07.
