5.5 Reasons Why Realtors® Don't Use Video -  Ask the Videographer!

Full-Motion real estate video tours are gaining in popularity. More and more Realtors® see the value in them and, more importantly, home sellers and buyers love them! Yet, despite the increased interest in them by consumers, less than 5% of Realtors® actually use full motion video.

When we go into your offices to meet with you, we listen to what you say as to why you aren't using them and a lot of it is, well, just not accurate.


5.5 Reasons/Misconceptions Realtors® say Why They Haven’t ‘Gone Video’.

 

Misconception #1: It’s Too Expensive.

 

The vast majority of agents we talk to have an very over-inflated idea of how much it costs for a full-motion real estate video tour. The misconception is it will cost thousands of dollars.

And, while it could for a house that is on the market for $20 million, our prices start at $600 (and that includes a 2 man crew, all the equipment and the editing with music and more!). 

 

Misconception #2: If it’s on YouTube, it’s a Video.

Full-Motion real estate video tours are still pretty new. Many Realtors® – especially veteran ones – honestly don’t know the difference between a still-photo slide show set to music and a full motion video that moves. But with the average home buyer in California being 38 years old; you can be pretty confident that they know  

Not sure how to tell the difference:

Do you see anything moving? Trees swaying in the breeze? Bubbles in the hot tub? Ripples in the pool? Flames in the fireplace? Curtains moving? Does the video make sense as far as the layout of the home is concerned? If not, if it is only still photos zoomed in and out, or arranged in an order with no continuity, then it is not a genuine video. 

 

Misconception # 3: You Don’t Have any Listings therefore, Nothing to Shoot.

Real Estate Videos are much more than Property Listing Videos. We also shoot Community Videos:  What’s in the neighborhood? Is there a nice shopping center with grocery stores, dry cleaners, and shops and restaurants? Is there a mall? Where are the parks?  Is your neighborhood at or near the beach? The mountains? What activities are there? What about the schools?

Videos of places that someone moving to your neighborhood from another area (in L.A., where we are, it could just be a move across town) would like to know.

We also shoot Realtor Introductory Videos: think of these as your own personal commercial that you can use to get yourself started with an online presence. You can be on-camera or it can be a voice over.


Misconception # 4: It takes Too Long to get the Finished Product

Contact us the day you get the listing to get things started. If we shoot your video on Monday your video will on YouTube by Thursday, at the latest. Changes in the technology of video equipment (it’s ALL digital now) along with production and post-production/editing software and techniques enable us to move very fast. All we shoot is real estate videos so that also makes the process go faster.

 

Misconception # 5. I Don’t Look Good On-Camera therefore I Can’t Have a Video.

We can’t all look like George Clooney or Charlize Theron but you don’t have to be on People’s list of the Most Beautiful to have a video. If you don’t want to appear on-camera in your video, you don’t have to. Voice-over narrations are equally as effective, sometimes even more so with Realtors® who are not comfortable being on-camera.

 

Misconception #5.5: A Full-Motion Real Estate Video Tour is not a Necessity.

Think about how impressed your potential buyers will be when they are on Realtor.com and of ALL the listings that match what they want, yours is the ONLY ONE with a full motion video. Whose listing are they going to want to see in person? The impact on your reputation can be HUGE.

 

In the 2014’s and beyond, it is all about Branding. You need to stand apart from all the other Realtors doing the same thing.It is important to establish your personal brand as a Realtor® who uses cutting edge technology for their clients. This is especially true in these times of low inventory. You want to get those listings, don’t you?

Don’t doubt for a moment that your potential clients (sellers and buyers) aren’t doing their homework on you. They are.

Even though they may have met you, seen your name someplace, asked someone for a referral, you can bet they are Googling your name, looking at your website, at your Social Media before they reach out to you. Don't you do the same when hiring a new vendor?

With over 90% of ALL real estate inquires now beginning on-line, like it or not, your prospects are sitting at home at 1am researching you and/or your listings social media iconson their laptop, tablets or Smartphones. The quality (and quantity) of the results of a Google search, your website (whether you even have a website) and what they find on it may make the difference between them contacting you or going on to the agent that does.

If a Google search of your name doesn’t have results other than for someone in other state who isn’t a Realtor®. If your name is not registered as a domain name (www.YourName.com) with a website with links to your social media, it is only a matter of time before you lose business to your  competitors. If it hasn’t already happened.

Good article & very nice website! I agree, that's why, on my limited scale, I've tried to shoot real videos and am still working on it. It is HARD to do correctly and like anything, takes practice!
