Victory Lakes Townhouse Report: May 2014
It is a gorgeous, sunny, temperate day in Victory Lakes today. It is as perfect as a summer day can get. And while we are going to take this opportunity to look at sales activity of Victory Lakes townhouses during the month of May, I am displeased with the fact that one of my comparison reports is non-existent. It has been gobbled up in cyber space. It is purely operator error, of that I am sure. How it happened is a mystery. That means you will only be getting a comparison to last month, April 2014.
TOWNHOUSES FOR SALE IN VICTORY LAKES
6 Listings were Active: All Regular Sales
There were 6 fewer townhouses available to buyers when May came to a close, compared to April The high list price was unchanged, but the low list price was nearly 4.5% higher than last month. The average list price was nearly 2% higher than last month. Of course, list prices are suggestions and our best idea of market value for Victory Lakes townhouses will be found in the SOLD column.
TOWNHOUSES UNDER CONTRACT IN VICTORY LAKES
8 Listings were Active: 7 Regular Sales, 1 Foreclosure
There were exactly the same number of townhouses in Victory Lakes under contract in May, as there had been in April, but clearly they aren't the same houses. The high list price at time of contract was down 5/10th of 1% since last month, but the high marketing time was 53% shorter. The low list price at time of contract was 3% lower than last month and the low marketing time was 67% longer. The average list price at time of contract was down over 6.5% since last month and the average marketing time 14% longer.

5 Listings Sold: All Regular Sales
The high sold price was nearly 7% higher than it had been last month and high marketing time was 78% faster. The low sold price was nearly 2.5% higher than last month and low marketing time was 84% faster. Average sold price was up over 3.5% since the previous month and average marketing time was 85% faster. The sold column definitely tells a different tale about marketing time than the contract column does. Stay tuned and we'll see what happens in the report.
