How honest should I be with showing feedback?

One of the joys of mentoring new agents here at Century 21 Bradley in Fort Wayne is that I get to answer all kinds of questions.  It's almost like a refresher course!

This morning one of my new agents called and asked me this question:  

How honest should I be with showing feedback?

Showing feedbackShe told me that one of the homes she toured yesterday smelled terrible!  There were at least five kitty litter boxes throughout the home, and the cat urine smell was over powering.  

Should I tell the listing agent that, or is that being mean?  

In my opinion, telling the listing agent that would probably help them.  What they'll do is forward that information to the seller via email or a phone call.  

If one of my listings was having this issue during showings, I'd want to know about it so I could remedy the problem with my sellers.  

As a listing agent, I've received some showing feedback from buyer agents that was downright rude and completely unecessary.  I softened it up a little before I forwarded it to my sellers.  

I think that being honest with showing feedback is key.  If that means telling a listing agent that the home was a mess or that it smelled, so be it.  

That's not being rude.  That's being honest and it really could help the seller and the listing agent.  

What are your thoughts as Realtors?  Do you soften it up when you leave feedback or do you just say it how it is?  

How about sellers out there?  Do you want to hear it, even if it's bad?

A good re-posting, Winston.  If you as a real estate professional cannot provide constructive feedback, then DO NOT send anything back.  I few times, I fail at providing good feedback due to just NOT remembering specifics about a property.  So I may state in my feedback, I am not able to provide anything of value for you or your Seller.  It does happen.

Great reblog.  To me, providing constructive feedback is helpful for both the seller and the listing agent.  I try to always provide feedback as soon as I view a property with my clients.  When on the listing side, I welcome constructive feedback that will help me and the seller make any necessary improvements based on feedback.  Thanks for sharing.

Great re-blog.  Some things will come across as rude, no matter how we say them, since it is a written word, but I think honesty is best.  It might be just what the listing agent needs to have the problem fixed by the seller.

The listing agent already knows the house smells. They had to smell it when they took the listing. I wouldn't provide any feedback on that listing.

I always try to be as honest as I can when providing feedback.  Even if I think the listing agent already knows about the issue.  The listing agent may have already talked with a seller about a specific issue, but they were not willing to address it.  I think sometimes we need each other to help convince sellers of issues.  If we discuss an issue with a seller, they may only be hearing one voice.  If other agents provide similar feedback, the listing agent now as ammunition to try again to convince the seller to address an issue.  Honesty, no matter how brutal, is a must.
