A Home Stager’s Dream Home- Where a Lifestyle Change Didn’t Mean Shrinking Features.

This is a personal topic for me because I am in that group of Baby Boomers who think of lifestyle change when they purchase their next Home Sweet Homehome.

In the interest of full disclosure, my husband has worked for many of the larger homebuilders, including Lennar, Weekly and Beazer.  And, as such, he sent me out on occasion to “shop” the various builders of 55+ communities.

And it is from this journey that I feel the one feature that I would want in my dream home is that the builder did not just shrink a 3000 square foot home to 1700 square feet without taking use and lifestyle changes into consideration.

I want a home that takes into consideration that while I may no longer need 4 bedrooms, or that my secondary bedrooms need only accommodate the occasional visitor, I still want a master bedroom that will be my oasis at night and not just large enough to hold my bed.

a shrunken homeI want a home that understands the need for a family room that will be comfortable for my guests and not just for my husband and myself at night.

I want a home that while I may no longer need storage space for dive equipment, I am still active.  I need storage space for kayaks and radio controlled airplanes.

I want a home that recognizes that 55+ people still eat!.  I want a kitchen with enough cabinets and space to hold my favorite kitchen gadgets and dishes.

So basically I would love a home that didn’t shrink the whole house, just the rooms I no longer use.  A house that realized that seniors aren’t dead yet, and still have a life to enjoy.

Kathy  - That is very insightful. Yes, make the critical rooms large and shrink the others. Love it.  - Debbie

Hi Kathy - your experience in this certainly shines through and gives builders a great perpective into restructuring the home, not just resizing it.

Good morning Kathy. I have a feeling that your dream home may be more than a dram. You mean at 55+ you still eat? Loved it. Suggested.

I never really thought about it that way, but it's true. They really are trying to squeeze everything into smaller square footage. Just because you're 55+ doesn't mean you're done living!

Key points that every builder of homes for Seniors should consider. We don't want to downsize everything - just some things.

suggested.

You should feature this post in your Sunday posts of "What I learned this week"

Hi Kathy -- excellent points!   While wide-spread new construction development is not as prevalent in our market as others your suggestions make a lot of sense.   Builders should follow your advice when targeting homebuyers.

I so agree with your ideas and especially the master bedroom. I am so ready to move, the problem is i am thinking more and more about moving south.  I think i am ready for a Florida beach but is the Florida beach ready to find me a job

Ginny - LOOL- I'm not moving yet!

BarbaraT- oh yes... the older we get the more we have to shrink in that department.

Debbie- thanks!  It's the first thing I noticed when I was out looking at all of the 55+ properties.

Eric- I think it can be done. And this isn't for the condos we have here were people are just here for a few months out of the year.

Gabe- There are still rooms I need and I know a sharp architect can design the perfect home.

Sheila- Thanks.  I don't know about youbut I do still eat and love to cook!

Suzanne- I've seen a few 55+ homes  that were very clever in their design.

Bobbie- LOL.... I think I'd get stoned by other members for that!!!

Michael- thank you.  All they have to do is ask us!

Scott- Ask Mark Loewenberg or Kevin Tolbert!!!  Come on down.

Kathy,  I love this post!  I don't know why builders don't understand the very points that you're post brings up.  If anything the kitchen/dining areas need to be larger to accommodate having the children and grandchildren over for a special dinner!  Well done!

Hi Kathy - Great post - this is one of the most constructive suggestions I've seen for this contest. Way too often, your issues just aren't addressed and what results is just a tiny home that doesn't work well.

Ron- that's where we live!

Tony & Darcy- exactly.  On my consults I'm always seeing these little kitchens with a little eat-in area, and a lot of wasted space!

Dick- many thanks.  this area has an abundance of 55+ communities and I've staged many of them.  I think if builders realized that people over a certain age aren't just sitting around waiting to be called to the big circus in the sky, they would rethink their designs. And, as I mentioned to Ron, I see a lot of wasted space in designs.

Good morning Kathy-I love your dream of a dream home and I bet that it won't be that difficult to find-more and more homes are being done with active adults in mind although there still seems to be a lot of wasted space in design.

Kathy, I could have written this post. As a matter of fact, many of the 55+ people I work with would echo this post. Tom and I live in a one level (he has osteo-arthritis). We have a bonus room up. That's where my office currently is. Although, we would have more space than the two of us need as we age, we will probably stay here a long time. I'd rather pay someone to help us with the upkeep than move into something that has cramped quarters.

Joanna- I agree and it's a pet peeve of mine.  I've seen designs with so much wasted space.  It's not always the square footage but how it's laid out.

Tammie- I hear you.  When we were living in Leesburg, VA, we had 3 levels (if you include the basement/lower level).   I cannot tell you what that did to my knees!
