The home buying process:

Our client was referred to the RVA Home Team by a friend and the buyer had certainly done their homework! Not only did our buyer know exactly where they wanted to purchase (Woodmont!) but also came pre-qualified. That's right, we were able to pounce on this property as soon as it was listed on the market since all parties were prepared. If my client had not been so diligent in having selected a Richmond VA Realtor and Richmond VA Mortgage Lender, then they may have missed out on the home of their choice! As it was, we were all ready, willing, and able to quickly go under contract.

We then scheduled the home inspection, selecting an inspector from US Inspect for his knowledge of older homes. Once the report came back, my client indicated to us what items they would like to have repaired and we then submitted the request for repairs to the listing agent. After some negotiations, we came to an agreement! The next hurdle was the appraisal. An appraisal is ordered by the bank through a third party. The appraiser contacts the listing agent for access to the home, evaluates and measures the house, and then compares those features of the subject property to the features of recently sold homes within the same area. Once the appraisal contingency was waived, the seller provided my client with a termite report and the lender sent the file into underwriting. And, then, CLOSING!
