Right inside the doorMaking a good first impression is important in lots of ways – when meeting new people, in business, when working with customers, AND, of course, when searching for a home. And having a good impression usually results in us responding in a positive way to others, or wanting to help them, or buy from them. And in the case of houses, we often buy them.

I like to call that first impression of a home a “walk in the door experience

A “walk in the door experience” is a powerful one, involving most of the senses.  Certainly the approach to the home is important…how often you have been told about impact of curb appeal, and it likely affects your initial impression of a home. But the “walk in the door experience” is more powerful, and more telling.

Let’s face it, people buy homes primarily because they like how the home makes them feel; what it offers them; how comfortable they are; and the benefits they derive from that home. Some folks are pretty analytical about evaluating the rightness of a home, but for many, it is emotional.

 A “walk in the door experience” may convey many things immediately upon opening the door and stepping through – chaos, tranquility, relaxation, tension, a sense of grandeur and luxury, and so much more . You see, hear, smell and even touch right away (how did that door feel?), and what hits your senses can cause a range of reactions, which might impact how you view the rest of the house. It is, indeed, your first impression.

And it may be a good one, or perhaps not.

Some folks describe knowing instantly that it was the right house as soon as they set foot in the door. Others are so turned off they decide to reverse direction, rather than continue the experience.  Pretty powerful stuff, yet quite possibly something you think little about.

  • Dogs barking
  • the smells of dinner last night or the cat box
  • appealing views of a shiny hardwood floor
  • the chill of air conditioning
  • an attractive floral arrangement
  • the sounds of soft jazz
all these things, and so much more create the immediate “walk in the door experience.” And that impression may be further enhanced by what lies beyond, or that terrific first impression may quickly turn ugly as you get further along.

So, Carlsbad home buyers. Are you continue on your search for the right home and step through many doors, consider this…was it a good “walk in the door experience?” Or not?

Smells...that's what gets me. Lucky for my client's I have a keen sense of smell. One time we walked in and I could smell the faintest of mold. Couldn't see anything and my client's couldn't smell it....but I immediately started getting a headache. Now....the pet stuff....I just start gagging  :)

As soon as you walk into the home...you'll know...it's always important...kind of like curb appeal inside.

I really think a home "speaks" to someone when they walk in the door. It could be that it has the layout or feeling of a home they grew up in. People know it the minute they walk through the front door...the rest of the house tour will usually confirm that initial good feeling.

Jeff, I always tell my clients they will know when they find the right home because it will "talk" to them.  Even after we leave, they won't be able to get it out of their mind!  It's hard to make a home do that when it's smelly, dark or cluttered.

Good point, Jeff. Here in St Petersburg, like much of Florida, we have a lot of waterfront homes and condos, and whether or not you have a great view of the water when you enter the door is significant. Homes from the 1950s typically did; homes from the 1970s typically did not. Recently built homes and condos depend on the builder.
