Reject or Counter the Counter Offer...The Voice of Objectivity

 Yes No Dice It is easy for both buyers and sellers to interject emotion in what some people view as "just another business transaction" and as a result....there may be no agreement reached and the transaction will not come together...no SOLD sign due to no negotiation.

     We do not ever encourage Buyers OR our Sellers to reject an offer...one never knows what the motivation was for writing in a price or condition or how one may react when one side or the other does "put it in writing."

   The price may be one the buyers thought may be possible...the extended closing date the Sellers wanted may not meet the plans the buyer had, the exclusion or this and the inclusion of that....it may not be just threjecte "one thing" that tipped the pen/keyboard/decision from a compromise/counter to a rejection ....which is a no win for either party.

    Real estate can be about compromise and all the "have to" and "cannots" need to be set aside and a way to work together be formulated....discussed....talked about out loud...rolled around in multiple heads....and carefully considered.  To "just say no" serves no one.

counter offer Alternatives ?  There always are.....they may not be the optimum choice for either party....working together to make the transaction work is the practice of the find art of negotiation ...as Nike says....we should all ...Just do it

It can be egos on the part of agents...buyers or sellers that gets in the way of the negotiation process.

Good morning, Sally.... to just say "no" is absurd.... everyone has a starting point, and that is rarely the list price unless one is in an extreme seller's market..... agents need to understand this and promote a response to every offer....

There is an art to negotiation and this is what most of our sellers and buyers are expecting! We are the professionals and this is what we do! It is our job and to totally reject any offer should not be something we advise to do. You have a starting point..make the most of it and see where it can lead!!

Rejection says no negotiation skills...a sad state for any Realtor and everyone involved in the transaction.

So true, Sally and David.  A great example is a recent sale we just had where the buyers had made a low offer on a neighboring unit to ours, which was flatly rejected.  That same low offer on our unit, after negotiations, ended in a sales price above the list price of the unit whose owner rejected the first offer.

I heard that they were very angry at their Realtor, though I know he advised them to counter.

Great example Gabe.....sometimes advice is cast aside in the heat of emotion and everyone loses sight of the goal to buy/sell.

It's all part of the negotiation process. We recommend to our clients, whether buyer or seller, to always give some kind of counter-offer and keep the process going until SOLD..

I have had sellers put an offer in writing to a buyer to get it started.It has worked making a deal come together.

"Counter offer or modification of the unaccepted original offer" is the way we treat it. However I have gotten REJECTED  written across the pages. So my next part is to explain again why not to make such a low offer. Negotiations is the key to closing

Sometimes it is not about the price...can be other conditions which is why it makes the most sense for the Selling agent to ask the listing agent what is important to the Sellers...that IS working for the Buyers who want that house to call home.

Sometimes if the offer is too low sellers do not make a counter offer as they feel insulted.
