Ever since the April issue of REALTOR® Magazine came out, our phones here at Dakno Marketing have been ringing off the hook and our website has been churning out inquiry after inquiry. In its article entitled “5 Cool Things Real Estate Pros Are Doing on Web Sites”, this industry-leading publication highlighted three custom web sites we designed and developed. The writer of this article, Michael Russer (a.k.a. Mr. Internet®), identifies three websites including a website designed and developed for Sapphire, NC real estate brokerage WhiteWater Realty, CENTURY 21 First Realty of Tallahassee, Florida and Raleigh, NC based brokerage Linda Craft & Team as prime examples of websites that offer technology-leading innovation for site visitors.

One of the first questions real estate professionals always ask when they call is... "how do we get started?"

So how do we get started and what are the 7 steps to a great website?

I recommend you think about some of these concepts if you're thinking about a new website:

  1. Identify your target audience for your website. What demographic do you really enjoy working with? Consider first-time buyers and sellers as an example. Think about the emotions experienced by first-timers… identify their “wants, needs and fears”. Make sure your website addresses these elements on an intellectual level but also on an emotionally level too. Address emotional issues like.. "Do I have enough money to buy a home?" Don't forget to address their fears..There is the fear of the unknown - "Will I experience “buyer’s remorse?”… consider concepts like these and don’t forget to include these elements in your web copy.
  2. Think about your marketing brand… logo, tagline… begin to crystallize your digital image… hmmm sounds like a good topic for a future blog post! :>)
  3. Begin to develop a global site design theme…. Consider the foundational colors that engage the targeted audience, site texture, imagery your site will have in the header or the top portion of your website (local landscapes, typical home architecture of your area, images of your target audience, local icons or landmarks to connect you to your area via the web) and remember all of these should embrace the target audience. You’re encouraged to seek out other sites and create a “favorites” list of websites you like. Be ready to explain why you like them! You can even review our custom site design gallery for ideas... www.rewebgallery.com
  4. Make sure your new website is dialed into the right radio station… “WIIFM”. For today’s real estate consumer, they are always asking this question: What’s In It For Me!
  5. Use royalty-free images found at iStock Photo. If you don’t possess your own imagery, why not go to iStock and a create a “Lightbox” to save your favorite photos
  6. Don’t forget to purchase several solid domain names that ”fit” your target audience. For the first time crowd, why not use something like MyFirstCityNameHome.com. Don't wait...go buy it! Always strive to include a geographical along with maybe a demographic reference in the domain for better “searchability”. A couple of domain rules to remember… make sure the domain is short, easy to remember, free of ambiguity, free of numeric references (it confuses the consumer) and the spelling is simple.
  7. Last but certainly not least - Consider using the pros to make all of this happen!

These tips should have you thinking and allow you to move quicker once you are prepared to move forward with your new website. BTW - what other tips would you add to this list?

Helping you create great websites,

Bobby

Thanks for the suggestions!  I'm using a pro now to take my websites and develop a"look and feel" for them.  I had several good sites, but they looked completely unrelated.  I'll also take your advice about giving something to the consumer, even if it's just some more interactivity.

03/28/2008 09:38 AM by Tony Fantis, Realtor , ABR, Associate Broker - Salt Lake City (RE/MAX Associates - Fantis Group)

Greeting Dan - While many real estate professionals have a website, it really is all about differentiating yourself in the marketplace and online. Is your site just another typical real estate website like all the rest or does it pop and really stand out in the crowd? It's good to ask these questions!

Bobby - Good stuff and this business is always changing.  My site I created 6 months ago, www.SearchIdahoHomes.com is now generating some awesome leads.  I would like to do something with my old site, www.tallabas.com but shelling out the $$$ after pouring money into my new site is tough.  Thanks for sharing some great ideas.

Hello George old friend, I have all confidence your online presence is producing great results. Good for you! Regarding your other website, timing and finances are definitely factors to be considered. Like you, we all must address these issues when it comes to a marketing budget.

03/28/2008 11:14 AM by Bobby Carroll - Real Estate Marketing (Dakno Marketing)

Greeting Kent - You betcha! These tips are also applicable for existing sites too!

Bobby, great post loaded with tips.  We were so excited when we read that the other day, as Leslie had just mentioned that website to John earlier in the week and we had been looking at it.  By the way, John is so excited after the first week of Brad's Blogging Boot Camp I can't shut him up! Thanks for sharing again!

Good tips. I had my Denver Real Estate site designed professionally. I also hired a separate firm to help with e-marketing.

Hi Bobby - Thanks for a timely post for me.  I am a mortgage broker and am creating a spin-off or d/b/a for my company through which I plan to target a highly localized marketplace.  This is as opposed to the shotgun approach that many other brokers are taking by getting licensed in every state possible (not that I think that one plan is better than the other, I am just more comfortable working locally).  Thanks for the insights about addressing the emotions of real estate transactions and about domain names.  Best of luck to you, and congratulations on your site.

Great thoughts Bobby. Targeting the consumer with house values or home search is a key to any Realtors minimum tools on a site.

All good tips. A couple of questions though. Did you design your own site? And I assume it's not a template?

03/29/2008 01:02 AM by Lisa Hill (Daytona Beach Real Estate) (Adams Cameron and Company)

These are all great things to keep in mind when building you site and when adding new pages.

03/29/2008 06:20 AM by Scott Guay Ocean City and Ocean Pines Maryland (Coldwell Banker Residential Brokerage)

Hi Lisa - Yes, Joe Mansusa's site is completely custom in design. Because he lives in the backyard of Florida State University (home of the garnet and gold Seminoles), he requested those colors to align with that market.

As far as my blog at the Crystal Coast, our design team produced the blog design presentation "theme".  We have determined via usability studies the best WordPress architecture and we use it for the best fit for our site visitor experience.

03/29/2008 12:12 PM by Bobby Carroll - Real Estate Marketing (Dakno Marketing)

Scott - You bring up a great point, these tips can be used for new pages added to an existing website!
