Many Checklists provide the seller the general basics of preparing the home for sale.  The following checklist is one I provide to my clients as a general reminder of what they should do before any showing of their property.  The little things that make a huge difference.

 

Showing Checklist

Here are some simple steps you can take to increase the perceived value of your home and make a great first impression.

Exterior Appearance

  • Keep lawns cut
  • Trim hedges and shrubs
  • Weed and edge gardens
  • Walks shovelled and salted or Swept

At The Front Door

  • Clean porch and foyer
  • Place basket or boot tray in foyer

Create a Buying Mood

  • Make sure your home smells fresh and clean (Open your windows for just 10 minutes a day!)
  • Turn on lights
  • Turn on air conditioner/heater
  • Open the drapes
  • Light the fireplace
  • Turn television sets off.
  • Turn on a radio with soft music at low volume.

Squeaky Clean

  • Clean and freshen bathrooms, put toilet seat lids down.
  • Clear off kitchen counters, make sure there are no dishes in the sink.
  • Floors cleaned, toys picked up
  • Garbage containers empty
  • Make beds neatly
  • Closet doors should be shut

Out of Sight

  • Jewellery and valuables locked safely away
  • Valuable property, such as objects of art, vases and figurines out of reach
  • Cameras, credit cards, ID, medications and other small, easily pocketed items should be put away
  • Pets should be out of sight or taken with you

Great tips Alyse i once helped a realtor with an open house and they seller left out a huge amount of jewelry. Luckily i put it away for them and they were very grateful.

I think you have put together an excellent worksheet for the seller.  I would add one more item to the "Out of Sight" section, and that is "owners should not be home during Open Houses"!  I went to an Open House yesterday...this house had been an FSBO for more than a year.  Now they have it listed with an agent who is trying to do the best for the sellers.

The house is something right out of 1944 - I can't believe the wallpaper in all of the rooms has held up for that long!  It's probably impossible to remove at this point!  But I digress...the point I was trying to make is that, as if the condition of the house wasn't enough to turn people off, the owners were there and it was mightly uncomfortable!

This is a great check list for those last minute things that sometimes go unnoticed.  I can't tell you how many times I see listing photos that show wide open closet doors and gaping toilet bowls !  A good resource list to leave for homeowners and realtors.  Thanks for sharing.

Out of sight: Medications!

Exterior: flowers of some kind at the porch is nice

Squeaky clean: Closet doors should be shut BUT the closet behind the door should be clean!  Same with cabinets

Teri - Very true, the closet and cupboards should be clean inside! - that would be the full staging checklist - this is simply those last minute details any homeowner can do before a showing!  I know to fully clean or arrange my cupboards is not something I can do in a quick minute! LOL
