I Have to Butter My Bread Somehow

I don't normally write contracts for leases or rental homes but many leads have come through for such a product.  So I have relented and done a few. I realize that I have to butter my bread somehow.

 

Most of the leads come in from the Alvin area so I tell those people that there are always only seven homes in Alvin to lease. I tell them that there is no thinking about the house they just viewed; if they like it enough that they should lease it because tomorrow it will be gone. This has happened three times in the last two months. They have realized that I was not lying to them.

 

There percentage of rentals to homestead ownership is about 45%. This high rental percentage means that there is a great demand in Alvin for rental homes. You can almost rent a small tool shed for $900 and find someone to lease it for that amount!

 

So if you are reading this post and want to rent in Alvin be sure to call Sussie Sutton at 713-822-1655 as soon as possible because the homes in Alvin don't stay on the market very long.

Sussie, rentals are an even tougher market than homes here. I generally don't work rentals. They only pay $100. It's not worth my gas to drive around and show 10 - 15 rentals. As a matter of fact, my website doesn't even list rentals. I occasionally make an exception for renters who are looking to buy down the road.

Rentals are something I do on occasion only, for a past client or personal acquaintance. They have generated referrals for buyers, and everyone needs a place to live, so......

Tammie.. Rentals in our area are half of one months rent. It can be lucrative.

Lottie... They do bring in extra cash and some cash is better than no cash.

Hi Sussie,  I am like you, I dont like doing rentals.  Sometimes, I have to for a special client but it is not what I like to do.  The area you are in seems to dictate it though.

I thought the rental market was tight in my area but your post just goes to show that Location, Location, Location is the key to success.  I don't do property management but do help locate rentals for a few select clients (those that will become home buyers in the near future).

David... it is laughable the way the rentals leave the MLS almost as fast as they are entered.

Tammy... $100! Is that all? We get 1/2 of one months rent. I would not do it for $100 either. Heck I hardly do them anyway!

Lottie... I like rentals when they are followed by a purchase!D

Alan... You can bet that there will be at leaset two people looking to rent your tool shed! LOL!

Debbie... I still am going to call but can't seem to find the time.

Judi... I could use some good Karma right about now!

Belinda... Right now I can't over look the opportunity.

Ricki...I dislike doing them too...sometimes they turn into buyers which I can use.
