I want the prior inspection report said the second Buyers' agent

  InspectionSometimes for one reason or another things do not go together on "the first bounce".....and there can be reasons for that other than inspection issues...the Buyer lost a job ....took another job out of the area during the sales process....and he/she/they have already done an inspection. If anything were to come up ont the inspection, that was unknown to the Seller...and whether it was fixed or not...the Seller must disclose it on a revised condition report.

   The  next buyer will likely have their own inspection done. We have had the second agent ask for a copy of the first home inspection that was paid for by another buyer. We cannot give them that report...it is up to the Seller to decide if they choose to share it with the next buyer. We believe it is best for everyone to have their own...ask their own questions and tour the home with their own inspector.  No blame can be laid when the buyer chose their own inspector. Sellers may choose to share or not share....we are obligated to do as they direct.

    Sharing may be a wonderful thing....not sure that applies to home inspections.

I don't think sharing the home inspection is a good idea.  Each buyer should request their own home inspection. The process is much cleaner that way.

Good morning Sally. On the mortgage side, when this situation happens, we required the new buyer to have the inspection transferred to the new buyer. There may be an addition fee charged, but always encourage a new inspection be ordered.

After I upload the inspection to the server I do not let anyone else have it or even look at it.  Want a report pay for it...

Laws vary....yes the

1.  Different inspectors see different things.

2.  The purchaser of the original report owns that report.

3.  There is no reason to ask for the previous report.  Since it was developed many things can change.  Useless.

In our market, we need permission from the party that commissioned the inspection to release the report.  I have seen a second buyer pay for the first inspection report.  Though, like you, I do not share inspection reports among different buyers as a rule of thumb.
