Portland 2: not quite understanding your market.

I visited Portland 2, a new project by upstart Odyssey Homes at 6th St and Portland. The design is a four story sudo-modern row-home. The exterior is out of place with mismatched bright colors, architectural features that leaves you questioning the thought and layout that is at odds with it's historic neighbors. The interior layout is vertical and quite nice. Meeting with the sales team and one of the developers was less than helpful. I was met with not much interest or knowledge of the product itself by both which is disappointing. I'm a truly believer in downtown Phoenix and I'm passionate about it. I didn't the same sense from both the sales team and one of the developers which will make sales difficult for them and I don't want to see them fail! Lastly, the pricing on the project is completely out of sync with the area, inventory and the value. I hope they can correct these issues and make it work. M.

They'll learn the hard way, I'm sure.  We often see local developers hiring out of area sales teams that have no clue about the market, comparables, and lack of knowledge what consumers are looking for.  Experience counts, even for new home projects.

Developers are funny.  Many of them think that there is absolutely no use for experienced and knowledgeable real estate agents preferring to hire "order takers" on the cheap (and yet they don't hesitate to call us for free marketing opinions and advice).  And then there are the one's who hire experience agents and yet don't do what we suggest.  Like Paul says, "they'll learn the hard way."
