A Strategy to Reach Neighborhood and Market Dominance on the Internet

I am developing a strategy to dominate a neighborhood. I would like to gather feedback on my ideas on how to do that.

Here are my key components to this strategy:

  1. A Wordpress website based on the DMS System by Pagelines.
  2. A foundation of LOTS of listings (>60)  in the neighborhood
  3. A presentation of rich content not found elsewhere or easily accessible
  4. A website with a large number of rich and beautiful photographs and virtual tours
  5. A website that is easy to navigate and intuitive for site visitors
  6. Contributions from a professional writer - in this case, Marte Cliff
  7. Good lead capture and engagement tools for relationship building
  8. Connections to my (fledgling) social media presence

I am making this post to gather feedback and comments on my approach. We can all benefit from the feedback that we collectively generate.

As the website is developed, I will make it public so all can see the results and gather more criticism.

Please suggest this post so we make the idea work for all of us.

John: With your WP site, and Marte's assistance, you have the ability to dominate many of the communities, neighborhoods, and/or subdivisions so don't limit yourself to just one (IMHO).

If I was planning to do what you are doing, in addition to what you already mention, I would do the following:

  • Blog about the neighborhood on my WP site (share it on social media). I would create a template similar to this one but unique to my needs: Neighborhood Blogging Blueprint
  • Create a Google Plus post about that neighborhood linking back to your WP blog about that neighborhood
  • Create a YouTube video about the neighborhood (share it on social media) and embed it in the WP blog
  • Develop "companion" posts on WP about that neighborhood (i.e. schools, things to do, etc.) and link those to the main post (also share them on social media)
  • Create an ActiveRain post about the neighborhood and link it to the main post, companion posts, and the YouTube video (share on social media too).
  • Each time you list or sell in this neighborhood I would create WP/AR posts about it and link back to the original neighborhood. A key here is to also create a Google Plus post about the listing or sale too.

After your site gains some leverage I bet you will find you have 2-4 spots on page 1 of Google, depending on your market, SEO techniques used, and level of competition. Do it for 100 neighborhoods over the course of a year and you will saturate the market.

Thanks, Anita!  Your suggestions round out my plans by expanding on the social media. I need to get my Google Authorship set up and flesh out my Google Plus and LinkedIn profiles. I am using RealBird as the basis for many of my posts. That automates much of the writing and posting process. The website I am working on now is a prototype for future websites for other parts of my market.

My first website is for a "long-tail neighborhood" in that it is for "Bug-Out" properties in the town of Seligman, Arizona. Seligman's population is under 500. Very few people will search for properties there but if they do, I am the man! Those who search to find information about Seligman are already qualified by virtue of knowing about the town.

Sounds good John. Just remember that Google likes content so wrap the RealBird content with some of your own wording.

Anita, I am running Yoast and the RealBird listing posts have failing SEO grades. I have my own neighborhood content so I will modify the RealBird listing copy to reference my neighborhood content.

I will not be depending on RealBird for lead capture. I will be using FlexIDX as my lead capture tool.

Hi John~ It is my opinion to have neighborhood dominance you must have an online and offline presence. This has been successful for us. That way it appears that you are EVERYWHERE!

I agree with you Donna. The properties I sell are mostly on large lots in rural areas. I have about 120 signs on my listings. The comments that I am getting lately is that my signs are everywhere. 

I believe I can get as many listings as I want but I do not have enough Buyers.

I have been doing a focused mailing to only the best properties in my chosen market. I am a "one man show" with no assistants at the moment.

My plan has hit a major snag. Pagelines is running really slowly, both in the editing process and for the site visitors. We are investigating finding a better hosting service but so far we have not found one we believe to be suitable.

My ambitions are MUCH bigger than my wherewithall. I now have around 70 listings. The new listings are taking up all my time and there is none left to be creative.
