The Rocklin real estate market has been a little funny lately.  Some homes sell right away with multiple offers, and others are sitting with very little interest.  What's going on with the real estate market? 

The biggest recent change comes from the sheer number of homes for sale in the Rocklin area.  There are currently 194 homes available in Rocklin.  That's the biggest number I've seen in almost 4 years and twice as many as there were last year.  That means MUCH more option for buyers.  Rocklin sellers really need to be competitive.  That means putting your best foot forward when selling your house.  An experienced Rocklin real estate agent can give you tips to sell your home for the most money possible, and within your time frame. 

Other changes in the Rocklin real estate market are positive.  Prices have increased a smidge, up 2.3% since last month and just over 8% since last year.  This kind of steady growth is healthy for the market.  I do fear however, that these price increases won't last.  Because of all the new Rocklin homes for sale, and almost 2.5 months of home inventory, buyers are looking for great deals.  They have a lot of options so sellers are sometimes forced to sell on the lower end of values to attract buyers.  That means prices and values start to creep down.  

Some unique homes are sometimes exempt from these dips in the market.  For example, I currently have a buyer looking in Rocklin but they want a .3 acre lot with a pool.  The typical Rocklin yard is under .2 acres, so the seller with a .3 acre lot has something that others don't and can ask for a little more.  This is just one example, there are many more characteristics that are attractive to buyers. 

Rocklin is in the mist of a buyer's market.  But sellers can still make it work.  Talk to an experienced Rocklin real estate agent to find out the best way to market and sell your home!
