Congratulations!  You have decided to sell your home, now what?  There are many choices you are facing now that you have decided to take the plunge.  Will you sell it yourself?  Will you hire an agent?  Who will you hire?  How much will you ask?  When should you put it on the market?  Catch the summer crowd, or wait until the competition dies down?

 

There are 3 Guaranteed Ways You can Sabotage the sale of your house.  Avoid these costly mistakes, and the rest of your decisions will fall into place.

  1. You, as the seller, pick a sales price and never consult the market data or your real estate agent.  This may be harsh, but just because you spent $8,000 on wall paper does not mean your house is worth $8,000 more than all your neighbors.  Analyze the market data, look at your home as a buyer will.
  2. Not taking the time to prepare your house.  Most of us do not live in a show piece, so when it comes time to sell your home, a little preparation can go a long way.  Clean from top to bottom, declutter and stage.  Today's buyers are willing to pay top dollar for a home that is priced right and looks good.  Don't give them an excuse to write a low ball offer.  
  3. Refusing to leave during showings.  That's right.  Ninety nine percent of the time buyers do not want you as the seller to stay in the house while they look at it to consider a purchase.  "But who will tell them about the cost of your wall paper (also not a good idea)?" Here's the deal.  Buyers will not buy your house because you spend $50 a foot on wall paper.  They will buy the house because it fits their needs and it feels like home when they walk in.  They can not visualize themselves living in your house when you are following them to each room.  Let them soak it in, alone.

These tips are proven, from being in the field for 17 years.  I see this time and time again when I am out with buyers.  If any of the above have occurred, I never see the buyer make an offer.  It's that simple.  If it's time to sell your Oregon home, tell us what kind of property you have!
