Do you realize how important the look of Kitchen Counters are when trying to sell your home?

  Before-Kitchen  Kitchen

 BEFORE AND AFTER Kitchen Photos

Below you will see what the original MLS Kitchen photos looked like for this million-dollar home listing. These were the only two photos available for the kitchen in the listing!! Does this photo motivate you to come visit this property?  When poor photos are posted on the MLS, it is any wonder that these homes sit for months…with no ‘counter’ offers in sight!

When Enhanced Interiors & Home Staging was called, I discussed the options to upgrade the Kitchen in this beautiful home so that buyers would be excited about exploring this listing. These homeowners knew something different had to be done in order for their home to bring in top dollars. Better counters and far better photos make this home resonate with luxury! Because the home is situated in the middle of a Nature Preserve, I brought in more greenery to the kitchen so that the outdoors lived indoors as well!  (This IS Florida afterall!)

Call a professional Home Stager today who is capable of delivering the look your home deserves in today’s competitive real estate market.  And present the BEST photos on MLS to SHOW it!

I completely agree with you! whats even worse is when you are searching the mls for properties, and you come across one that sounds good, but is has NO picture!? How much easier would it be to actually sell the property if someone took the time to get some good photos.  Pictures are worth a thousand words!

Hello Ed! You said it best:  Pictures are worth a thousand words!  Buyers want to be enticed to take a closer look when perusing the internet for homes to purchase.  When photos are dark and cave-like...or even non-existant, why would a prospective buyer even consider the home? Proper Home Staging and showing great photos are the KEY to helping Realtors sell homes in today's marketplace!  Regards-Kathleen

Really beautiful!  I love seeing what other stagers do in the kitchen.  This is not typically one of my favorite rooms to stage.  Plants are often such a great part of the equation though!

Hi Marci!  Thanks for commenting!

Hi Melissa! I LOVE to do kitchens...however, it is always nice when the homeowner is willing to upgrade when needed.  The tile on the counters was the same tile on the FLOOR!  Plants can bring life into an otherwise dull kitchen...and I personally do not like the look of an empty kitchen so I fill in the corners where I can!

Hello Kathy N! Thank you!  This home is in the middle of a Nature Preserve so the greenery really carries through the green foliage from the outdoors.  The original MLS photos were so drab and dreary.  It really baffles me when many Realtors do not take the time to show the home lit up!

I think greenery adds so much to a room, I kow a lot of people don't use, but it seems the southern parts of the country tend to like it.

Aloha Kathleen, I was really looking to see what you did with the empty cabinets. When you have a beautiful kitchen like this one its an easy sell. What really takes it to the next level is the accessories. thanks for the post and congratulations on your reacing the finalist list on staging idol. best wishes

Hi Amy!  I really think greenery and its usage depends on the home.  I live in a tropical area - Florida.  What looks great here may not look great in North Dakota.  The cool colors of the tile made this home initially appear very cold...and with very tall ceilings, it originally didn't flow with the outdoor Nature Preserve very well.  It can be a delicate balance overall....this kitchen is very large and when you are in it, the greenery is spaced out well....this photo makes it seem that things are much closer together than in reality!  Thanks for commenting!  Regards-Kathleen G

PS-The camera is an older Panasonic with Leica lens.  It is only a 3.2 pixel and I don't really know how to use it so well...I just spin the dial with those images of a flower, heart, mountain etc....I never know how it will turn out!  Thankfully, my eye is pretty good with taking decent photos.  I hope to be able to learn more and take better shots soon! Until then..I just 'spin the dial'!!  : )

Hello Kimo! Thank you for checking in and your well wishes!  As you can see in the before photos, the kitchen was large but very cold.  The appliances had yellowed and several were not in working order.  Bringing in new counter-tops and adding the accessories helped this previously cold space really step up to the level this home price is asking! It didn't look so spectacular in the beginning.  PLUS--in this price range, if you do not have everything just right, it will easily cost the homeowner $100,000+ in lost money with lower offers.

The empty cabinets with the picture windows looked out onto a neighbors home.  The homeowner wanted to keep her Yacht Club china pieces in those cabinets so I kept them.  I didn't want to distract from the wonderful kitchen so I simply made sure the various levels were neatly stacked and spaced out appropriately.  It looks clean and neat.

I didn't think the kitchen needed more in those cabinets so I kept the sunshine streaming in as the extra warm touch!  In this instance, overdoing the kitchen with more fillers in the cabinets would have been a mistake.  I like a continual flow of design and movement when staging a home...where one staging/design touch does not detract from another.  The river-view in this home was the main attraction....set amongst the green setting of the Preserve. The natural energy flows perfectly.   Thanks for checking in!  Regards-Kathleen G

Hello Sandy! Thank you for your kind compliments! There is an art to providing great staging and showing off the attributes of a home. A good professional will know what to offer and the savvy homeowner will 'get it'. Bottom Line: Great staging brings in more money for the homeowner AND for the Realtor! I am happy you are a believer! Regards-Kathleen G

PS--Also, good photos for the MLS help tremendously...the before MLS photos here were provided by the Realtor and didn't look so exciting. (I even had to lighten them up just to show the details!)

great work, Kathleen.  The upgrades made all the difference, and then pair it up with appropriate accessories and you've got one winning combination.  Your pictures are fantastic.
