Three Key Factors in Selling Your Home - Exposure, Exposure, Exposure!

Everyone talks about Location, Location, Location, but I cannot change the Location of your Home. The Three Key Factors in Selling Your Home will be Exposure, Exposure, Exposure.

There are three things to consider when it comes to exposure for selling your home:

Exposure Quality – Make sure the home is presentable and ready to sell. Get quality photos and descriptions of your home for the marketing material and web exposure. The quality of the presentation is very important.
Exposure Quantity – Where is your Home shown to potential buyers. It starts with the MLS, but there are a lot of other ways to get your home out there, other web sites, blogs. Fliers, signs, open houses, broker tours, advertising, e-mails, and broker tours. Many people will tell you X percent of sales come from particular sites or marketing. I really believe there is a synergy where the different approaches build on each other and it is hard to attribute the sale to any one type of marketing.
Exposure Timing – I believe that marketing should roll out in an orderly manner. It should hit the MLS mid week, then be open that weekend, while being on the broker tour ASAP. With all the other approaches hitting ASAP. Some pre-listing marketing may be in order, but don't sell before the home has been fully exposed. Included in Exposure Timing is making the home available – is the home easy to show? Available? Lock Box? Finnally (especially in a Sellers Market) give that home a chance to get some offers in. If you get an offer day one on the market wait and see what else might come in. Put in the MLS all offers to be considered on some date in the future; perhaps 10-14 days out. Get two weekends of showings in.
