door knocking

 

We have an agent doing an open house this weekend and we want no less than 25 shows!

How are we going to do this?  Let's start with a positive attitude:

Example:  Two shoe salesman were sent to Africa to help a company expand its global market share.  Upon arriving, each sends back an email:

Salesperson 1:  "I've been here for a week.  Cannot sell shoes here.  Things look dismal as nobody wears shoes."

Salesperson 2:  "Send more people!  Need reinforcements and lots of stock!  Everyone here is currently barefoot!"

Open houses will get shows if you can show up early.  One or two days early, that is.  Today, I will be canvassing the neighborhood.  Tomorrow, the agent will be canvassing as well.  We will knock on the doors of every home until each one of us have been in front of 20 people.  THE AGENT WANTS TO SELL THE HOME!

What will we do?

Nothing more than a simple invite that covers the following:

  1. After ringing the doorbell, we will watch the peep hole.  If it goes dark, I will look directly into it with a smile and wave.  They've got to answer now.
  2. Holding the property details and financing piece as if I were in a commercial, I will introduce myself and start by saying, "As your probably aware, there is a home for sale in your neighborhood at _____.  We are helping the sellers to market the property and on Sunday, between Noon and four, we will be having an open house."
  3. Handing the piece to them..."Now, the owners will not be in the property and we'll have refreshments.  If you'ld like to stop by, it's an incredible opportunity.  You may have a friend, relative or co-worker who may be looking for a great investment so I wanted to make sure to invite you and a guest to come by and see it."
  4. (The What's in it for them?) "Also, since you live in the neighborhood, you might be able to give some critical feedback to help this property sell faster and at a higher price.  This will keep the values up in the neighborhood if the community comes together to help.  There will be feedback forms and all feedback participants will be entered into a drawing for a $25.00 Starbuck's gift card."
  5. The close:  "Will you be coming early at noon or closer to 4:00?"

People do show and many times, groups of neighbors show at the same time.  We want this listing under contract in the next 10 days and we're ready to go!

I hope this helps and any suggestions are welcome from fellow members.

Open houses:  If you hold it, they will come!

If your going to do an open house you can't just show up and sit there for a few hours and hope someone shows.  If your going to do one put some time and effort into it and I'm sure it will work out much better.  I hope yours goes well.......

No donuts as the house is currently vacant and it will make it look messy.  Since we are targeting the neighbors to bring buyers, we usually use Payday candy bars.  We tell them that by them coming over and supporting the sale of the home by bringing buyers, their payday may come earlier than the rest of the market's.

Hi Mark,  I love it!  I just finished printing up 100 doorhangers inviting neighbors to Sunday's open house.  Reading your post made me decide to print about 40 more (which I will distribute tomorrow, Saturday, for as long as I can go door-to-door after having played tennis in the morning!).  I like your Point #4 and will use it myself and report back!  Thanks for sharing and for the nudge!  Cheers, Harley

Mark - Great ideas to enhance the likelihood of neighbors stopping by the open house.  I especially like the idea of putting the names of feedback participants into a drawing.  Most everyone loves a chance to win something and it provides more thoughts on the property for the Seller to consider.  Smiles.

Harley - I hope it goes well for you!  If the home is not vacant, remember to tell the neighbors that the owners will be away.  I received nine commitments yesterday for the open house!  The listing agent is going out today to get the other 11 commitments needed.

Katharine -  I'm glad you liked the idea of the drawing.  The drawing does not work that well unless you get a good showing.  Let me know if you need help with one in the future.

Bart - I'm happy that you liked this.  At the least, you get to meet some interesting people.

By the way, every home in this neighborhood had dogs... HUGE dogs.  I didn't have to ring doorbells.  I would just walk up to the door and wait until it was opened.

I am 75% sure (or more) that this home will be purchased by a friend or family member from the neighborhood as it was a very well kept area and this home wasn't.

Mark - Tom Hopkins has a warmer script in one of his books.  I'll look it up later and let you know which one.  I hope it gets you many warm conversations and new clients!  Good luck!

Margaret - Shows are critical to not feeling like a day was wasted.  You've got a pretty large presence here.  Hopefully, agents on AR in your area support your open houses.

Here's the update on the open house:  Four shows total.  Two sets of visitors had people in mind to purchase the home!!  Two other groups, accompanied by agents expressed interest.

Two other calls come in via marketing efforts on people that could not attend the open house.  This house may go under contract by the end of the weekend as the lender is reasonable enough to consider the pricing feedback.

Mark - We are not allowed to knock on doors, or hang anything, but your script would also look good in writing on an invitation in the mail - thanks!  With an $10 open house ad and a blog, I think it would get a good turnout.

Virginia - The doorknocking is just for fun and exercise.  Since all that I'm doing is inviting people to the open house, it takes all the pressure off.  We routinely have the sellers hand out information to the neighbors so the neighbors can have an opportunity to have a friend, etc. move in.
