Westridge New Construction Home SOLD!!

Not every buyer can find a home that fits their desired location and needs in new construction developments.  The Buyers of this Ashford model by Ryan Homes in Westridge found everything they were looking for in this beauty.  Two levels, four bedrooms, two and a half bathrooms and plenty of room in the family room.  And the Aldie location of Westridge was in their desired location.

The Ashford model had a base price of $469,990 on February 28th (2014) when my Buyers wrote their contract at the Westridge Brentwood model home.  Like a lot of the process of buying a new home, there was a lot of excitement, tempered with hassle after hassle.

Obviously, every time a builder sells a home, they want you to use their lender and will incentivize you to do so.  Let me just say that the happiest buyers with Ryan Homes are the ones that DON'T use NVR Mortgage.  Then again, being in a business where I must develop my own prospects to survive in a commission based business, I have honed my customer service until it is humming like a fine tuned engine.  Lenders who don't have to go out and actually develop relationships, but have a builder's rep throw files at them, probably don't have the customer service skills to survive outside of the builder environment.

41676 Brandenstein Drive in Aldie sold for $530,800 on July 10, 2014.Sure, getting money toward upgrades, or money toward closing is appealing, but trust me, if you want a smooth transaction, these Buyers would tell you, find an outside lender.  Plus, what you save in the rate will make up for the "freebies" they are tossing at you.  They jack up the rate to make sure the overall company has made more money.

The final hump in the process was actually a hump in the hardwood floor, over the concrete slab.  The flooring had to be torn up four times to fix the issue.  The construction manager, Jassen Vallerio, was great.  Even redid all the quarter round toe moldings on the first level to white, instead of a stained wood that didn't match the hardwood floors.  There's someone who wants his customers happy.

In the end, my Buyers were happy with their home.  The projected settlement date when the Buyers wrote their contract was July 1st.  On July 10th, after a few missed attempts at closing for flooring and financing issues, this Ashford by Ryan Homes in Westridge sold for $530,800.  

What did they get for an extra $60,810?  Gourmet kitchen with granite counters and stainless steel appliances, hardwood floors, two story stone fireplace, a sun room, a loft, a huge closet in one of the secondary bedrooms, upgraded finishes in the bathrooms, upgraded pad for the carpet and a garage door opener.

This is the second Ryan Home I have sold this year, direct from the builder, and I've got another settling next month.  If you are thinking of buying one of their new construction homes, give me a call.

Hi Chris Ann, congratulations to you and the buyers of this beautiful Ryan Home. I do agree with you on not going with their "preferred" lender but buyers wouldn't have known that if they did not have a representation by you. They sure did get a lot for $60,810.

Susan:  Well, I just got word from this Buyer that the A/C was not working last night.  The compressor is dead. Needs to be replaced.  Also, when the well meaning lawn guys came out to water and connect to his garage inset hose bib, they didn't tighten it down enough and now the interior wall of the garage is soaked and starting to mold.  A few more tweeks and the house will be good again, but it does got to show that even new is a not a guarantee everything will be perfect.

Beth:  In this case, my Buyers were about to go outside with a lender that I had recommended to them on the previous purchase, but the builder's lender kept trying to stay competitive.

I have not experienced happy buyers who worked with builder's lenders, either, but I can tell you that during the downturn, many short sale sellers could describe in excruciating detail every single upgrade they paid through the nose to get.
