Nehemiah, FHA, and Minnesota Home Buyers

 

Minnesota Home Buyers, primarily those with moderate to low income, got a big break recently as a federal judge ruled that HUD did not adequately explained their decision to reverse a policy allowing seller-funded down-payment assistance on FHA-backed loans.What this means for home buyers nationwide is that 100% home financing is still available through a combination of the FHA and down payment assistance (DPA) companies like Nehemiah.

What is the Nehemiah Program?

The Nehemiah program asks for a $499 'donation'.

Nehemiah does not ask for a donation fee. They charge a processing fee and it ranges from $195 to $495 depending on the lender.

So they say the Nehemiah program is a true gift and you don't have to pay it back. But then I read the amount of the gift plus the participation fee is financed as part of the loan! So isn't that repayment? And if so, then shouldn't that down payment come off the priced financed. I am so confused. If you are purchasing a home for $399,000 and you use the Nehemiah program and they front you $12,000 for your down payment, then aren't you really financing $ 387,000? Please help???
