Do you remember the good old days when all you had to do before buying a home was an inspection? I am sure that there are people who are reading this and were saying, “Inspection? We didn’t need no stinking inspection!” do buy a home. Yes, I believe that there are some of you out there who did so and think that inspections are not necessary in some cases of buying homes today. What has surprised me is the vast amount of adjunct inspection services that are not only available, but almost seem standard before closing a deal. 

Not so long ago, a buyer would order an inspection, resolve the issues with the seller, and then purchase the home. That was all you did and that was the standard procedure. Then radon tests started gaining popularity. I understand why given our soil conditions here in Colorado that it’s a smart thing to do, but it’s an add-on service in the inspection. Radon tests used to be an option for the buyer, but now I rarely see anyone do an inspection without a radon test. 

In the last year or two, sewer scopes seem be the hot inspection item of the day. I see more and more buyers requesting a sewer scope even if it’s a fairly new property with no trees in the front yard. I was speaking with my friends at Home Systems Data (they are the Inspection Company that I use) and they too have seen a rise in the number of people asking for sewer scopes. Better yet, they say that their number one and number two most requested adjunct services are radon and mold testing. Colorado is a fairly dry place, but we are not immune from molds and given the fact that this has been linked to many respiratory problems and diseases, I see why people test for it. Yet, I can’t help but wonder how my grandmother lived so many years in that house that had nothing more than a root cellar and smelled like mold every time I went down there. Home Systems Data, says that the Methamphetamine test (or Meth test) to find out if the house was used as a meth lab is running a close third on requested services.

 If you really want to go all out on the home inspection, you could order what I call “The Full Monte” (because you’ll be stripping that house down) which would include a standard inspection, radon test, sewer scope, mold test, lead test, asbestos test, meth test, stucco inspection, and structural report. I hate to think what will set you back just to see if the home is worthy to live in. My guess is that if you walk into the house and you have the inkling that you will need all these tests mentioned above before you buy it, maybe you should walk out.

So here’s the question… are they all necessary? They all do serve a purpose and it’s unlikely that you’ll need them all. Yet, I have run into people everyday who live by the motto, “You can’t be too careful.” and I expect these folks to order them all when they put an offer on your home.

I can say for sure that in my 23 years in the business the process has gotten very complicated and changed. That being said when I got in the business it was "buyer beware" and everyone worked for the seller. In starting to represent buyers the game shifted to a CYA system

There are a lot of inspections available to buyers.  It really depends on what is a concern to them  Radon and mold raise health concerns and they certainly are added by many buyers.

Things 'improve' and there are tools that help buyers find out if there is anything wrong with the house or not. So, why not go for inspections? Never heard of Sewer Scope in our area at least.

I agree that the 'full monty' would be quite expensive for the buyer. You can never be too careful might turn into paranoia & then maybe a different house would be better.

As far as radon, I'm on the fence about it. Many people my age have 'lived to tell' life in a basement with unknown radon. There are also differing acceptance levels all over the world to make it more confusing. Europe is allowed to have 10 pci for radon or more & I think they are very health conscious vs. the U.S. Here in IL we have to come in below 4pci or remediation is suggested.

Mike Holmes suggests sewer cameras to look for problems. There we go again with TV leading the way.

Dan, on the Main Line in Philadelphia, we see Home Inspection, Radon and Termite as the big three. However, Mold is included as part of the home inspection and increasingly we are seeing people test for this. But, townships are beginning to ask as part of their Use and Occupancy process for lateral sewer inspections. Buyers also have a choice to check boundaries, to make sure they are buying what they think they are, this came more from buyers in NJ doing this and our state association added it to our agreement of sale.

I don't see the radon testing in my area, yet. Mold inspections are common and I always at least bring it up. My inspector is also a certified mold expert and so even if they do not order the separate inspection, he knows what to look for..just in case. We are close to the ocean and there is moisture in the air. I find most homes have some kind of mold, but not always a big remediation to fix.

In California I cannot reccomend you not get an inspection, of any sort.  People ask me all the time.  I say if it was me I would get the Termite Inspection and the Standard Home Inspection.  Pool, well, and spectic if applicable.  I would only get others if I suspected a problem.

Minnesota, as of the first of this year, started requiring agents to make their clients aware of radon problems and as a result our radon measurement business has gone crazy.

With mold sampling , which we do NOT offer, I only get a query about every 20 or so inspections.

I have never been asked about scoping a sewer lateral although I have had to have my own done to determine why we had a recurrent blockage. Most plumbing companies of any size can provide the service for about $200.

No inspection can provide absolute assurance but the peace of mind that can come from a quality inspection of any kind can be well worth the fees.

It can be a chellenge to figure out which inspections are really needed and which ones are just CYA.

It is more and more difficult to sell a home these days, because very few homes will pass all those inspections and even when mold, for example, is remediated it will probably reappear quickly.

We have to wonder how we have survived all these years without these concerns. I am sure the house I grew up in 50 - 60 years ago would not pass any of these inspections today.
