If anyone has paid any attention to the Mortgage rates in the last week you will probably agree with me. I have gone from 'hero' to 'zero' in no time. My clients are wanting to gamble too much and not pull the trigger and allow me to lock in a rate. They (rates) are very low at the moment... as in 30 year-fixed in the 5.5 range.... 15 yr near 4.875. ... I would strongly urge anyone interested in purchasing a home to take the plunge now before you lose your chance.... hind-sight is always 20-20

I have seen 15 year go down as low as 4.75... I tend to quote FHA rates alot more these days. This is no lie... this is without making any points or ysp. From time to time I will make ysp but more often than not I will just charge origination and go for the lowest rate possible. I feel it is a diservice to myself to originate a loan with outrageous ysp. People can see through it. You can keep an eye on the rates by looking at any stock ticker and checking the 10 yr bond. If it is BELOW 3.5 then you're good... ABOVE is a different story. it's also a good way to keep your loan officer in check.
