This Week The median list price this week for the Ballard area is $662,475 is down from last week's $679,000.   The Market Action Index (MAI see below chart) has been trending down lately, while days-on-market is climbing, providing bearish signs for the market.

    Supply and Demand Home sales in the last few weeks has achieved a relative stasis point in terms of sales to inventory.  However, inventory is sufficiently low to keep us in the Seller's Market zone and prices have recently resumed upward pressure.

    Price You can see that prices in Ballard have been marching upward in the last few weeks and that we're getting close to the market's all time high.  Watch for persistent downward shift in the Market Action Index into the Buyer's zone as a leading indicator of the price strength subsiding.
