I always advise buyers to have a home inspection. There's often a temptation to take a chance on your new home because of the fee and not have it inspected. You should never do that. The few hundred dollars you spend on a home inspection can make all the difference in the world.

I just read a post about the buyer deciding they could save some money and forego the home inspection. Read the post here, You've Cancelled Your Home Inspection??? That's False Economy. They even told the agent that they would check over the house carefully themselves. This raises so many red flags to me and as an agent the liability can be huge. Even new homes should have a home inspection.
Now you may say how can it affect the agent if it is the buyer's decision? It can. If and when something goes wrong the agent will be the first person the buyer calls to vent or ask for help. The buyer may assume everything is just fine before closing and the day after closing something breaks. The immediate assumption is that the seller knew there was a problem, therefore the agent should have known. I have heard this many times before. The buyer's memory becomes very short and he quickly forgets he was the one that refused or decided to not spend the money on a home inspection.
If the buyer refuses to have a home inspecition a good practice would be to have the buyer sign off that they have decided to not invest in a home inspection. In the same form state that you the agent strongly recommend that they should have one done and the reasons why. The seller may not fix a thing but at least if the buyer had the inspection and the repairs were major they could terminate the contract and move on. At least that is the way I write my offers on the Tennessee contracts forms.
I know agents that pay for home inspections for their clients but that is not always practical on small sales where the sales commission is not much more than the home inspection cost. I really do believe it is a cost of sale and if a buyer is prepared to buy, they should be prepared to pay for a home inspection themselves.

Keeping a papertrail will help trigger the memory of the buyer when something goes wrong and it most likely will after the closing. A buyer should be encouraged to not take a shortcut when it comes to a home inspection. It is better to go into a sale with eyes wide open even knowing there ar major problems.. From the agent's perspective, we want our buyers to know exactly what they are buying. Saving a few hundred dollars on the front end could cost thousands on the back end and cause a good relationship to go south.
