MLS (MULTIPLE LISTING SYSTEM) IS A SYSTEM THAT REAL ESTATE AGENTS USE TO PUT A SELLERS HOME ON THE MARKET. WHEN YOU ARE LISTING WITH A REAL ESTATE AGENT, YOUR HOME GOES ON MLS SO THAT IT IS SEEN BY EVERYONE!!  THERE IS ALSO A SIGN THAT WE PUT IN YOUR YARD THAT TELLS NOT ONLY YOUR NEIGHBORS THAT YOU ARE SELLING YOUR HOME BUT EVERYONE THAT DRIVES BY. THE INTERNET IS THE NUMBER ONE PLACE THAT BUYERS GO WHEN LOOKING FOR A HOME FOLLOWED BY THE LOCAL NEWSPAPER AND DRIVING AROUND. WHEN YOU LIST WITH CENTURY 21 WILLIAMS AND ASSOCIATES I WILL PUT YOUR PROPERTY IN THE NEWSPAPER AS WELL. IMAGINE HOW MUCH THESE ADVERTISEMENTS WOULD COST YOU IF YOU PAID FOR THEM YOURSELF. THERE ARE A LOT OF SELLERS WHO WANT TO SELL THEIR HOMES THEMSELVES TO AVOID PAYING A COMMISSION FEE. I SAY "GO FOR IT!!" LET ME TELL YOU WHY I SAY THAT. MOST BUYERS GO TO FOR SELL BY OWNERS(FSBO) BECAUSE THEY KNOW THAT THE SELLERS NOT USING THE AGENT BECAUSE THEY ARE TRYING TO AVOID THAT COMMISSION FEE. WELL, MOST BUYERS WILL SUBTRACT THE AMOUNT THAT YOU WOULD  PAY IN COMMISSION FROM THE ASKING PRICE OF YOUR HOME.SO NOW YOU ARE TRYING TO FIGHT TO GET THE ASKING PRICE,CONTINUE TO ADVERTISE,AND TRY TO BRING THE SALE TO CLOSE.  FOR THIS YOU MUST HAVE GREAT NEGOTIATING SKILLS AND KNOWLEDGE OF THE CORRECT FORMS TO USE. YOU ALSO HAVE THOSE BUYERS THAT DO NOT WANT TO HAVE ANYTHING TO DO WITH FOR SALE BY OWNERS BECAUSE OF THEIR LACK OF REAL ESTATE KNOWLEDGE. NOT SAYING THAT FSBO DON'T KNOW ANYTHING ABOUT REAL ESTATE I AM JUST SAYING THAT A BUYER WOULD GO TO AN AGENT BECAUSE IT'S OUR JOB TO KNOW THE MARKET WE DEAL WITH LENDERS,CONTRACTORS APPRAISERS,HOME INSPECTORS,ETC. EVERYDAY. IF YOU ARE TRYING TO SELL YOUR HOME AND ARE TIRED OF PAYING THE MORTGAGE AND INSURANCE ON IT EVERY MONTH BECAUSE IT HAS NOT SOLD. GIVE ME A CALL OR EMAIL.
