Why are YOU waiting to buy a home???    

.........The Buyer - Wait and See

For the life of me I can't understand why Buyers' are hesitant to buy right now.    

Here's what I see!

  • The prices of homes have come down  -  FACT
  • Interest rates are great - FACT
  • There is a large number of homes on the market which means You have  a lot  of choices - FACT
  • Real Estate is a great investment - FACT

 

So what are you waiting for????   

Here's a scenario I thought summarized things perfectly.  

This is from a recent Time Magazine article.....

          Today         Cost in 12 Months
$218,800 - Putting 20% down 30 year fixedTypical home price$197,010 - if price drops an additional 10%
5.5% - current rates after recent declines  Interest Rate 6% - Recession ends, and the Fed starts to raise rates
$994.31 Monthly Payment$994.94

Conclusion:     If you wait a year to buy,  you've gained nothing and are still living in a place you really don't want to be.

OPPORTUNITY IS KNOCKING .....   ARE YOU GOING TO ANSWER THE DOOR!????

That is a great post Desiree. I tell people that all the time, but they still think the market is going to get worse before it gets better. Your article shows what the diff. will be in payment, great job!

Great example, Dez.  It's also important to note that the buyer who qualifies today, might not in a year as the mortgage industry continues to change.  It is certainly time to buy.

Amanda - Another excellent point.   With the ever changing standards in the mortgage industry who knows if buyer A from today could even qualify next year.

Certainly a vast majority of people that qualified in 2004-2005 don't qualify today.
