Prefer 1, 2, or 3 quarters or more up to unlimited irrigated acres. Either I or my clients are ready to buy now. If you need to rent back the ground to farm...that may be possible.
If you need a Life Estate so that the family can stay on the farm that is also possible.
If you need to close in 2015 
for tax purposes or other reasons...that is possible.
