Why do homeowners not want a for sale sign in their yard?

This still baffles me.  But Friday when I was doing a home score for an agent in Nesconset, NY the first thing the owner said when I walked in was, “I do not want a sign in my yard and I do not want an Open House”.  I said sure, just let me finish the home score and we can talk.  His home has been on the market for a few months, many private showings but no offers, that is why I was called in.

The home is actually in great shape, just a couple of things I suggested he do, which he agreed.  But when he saw the summary, the score for homeowner section was 54%.  (This section has a lot to do with the homeowner’s motivation and cooperation).  Holding the paper, with a score and an analysis of his home, can quickly change a persons’ reality!

I asked why he opposed the sign first, he said because he did not want his nosey neighbors knowing he was selling.  My comment was - you absolutely want them to know, they may have friends or family that want to move to this area, and what about the people just driving by?  They see your sign, see the neighborhood with manicured lawns and start thinking……this would be a great place.

Now we are on to the Open House objective.  He wanted to be there when people viewed his home so he could answer questions, and again, did not want neighbors in.  Not sure where that stems from, but doesn’t really matter.  My job is to help his agent, score his home and tell him where the problem is. 

While he is still holding the paper in his hand, I said - do you want to sell this home?  He said yes, tell me how.  First, your agent is ordering a sign to put in your lawn, it will be here tomorrow and the reason is……as mentioned above – we want people to see it.  Your broker will schedule an open house and you and your family will not be here.  He is fully capable of handling any and all questions.

After a few minutes he agreed to everything I said.  Everything the MAPS 290 program said.  Everything his agent has been telling him for months, to no avail.  We all said the same thing, I just had it on paper with an analysis and a score.

I’m sure most of you have run across this mindset as an agent/broker.  How did you handle it?
