Much as you are dying to buy that oh-so comfortable large sofa that will look perfect in your new home, if it’s too big for your present house, you’ll be eating up valuable square footage. This square footage is what sells the house!

You also don’t want your buyer to have to navigate through boxes and bags of all of the brand new items going to your new home.

But, what if your present furniture is worn or needs updating?

Talk to a professional Home Stager.  In some instances, we can use slipcovers to bring new life to your pieces.  You may opt to rent fill-in pieces.    Or, we may decide that we can work with what you have.

Kathy, this is good information for the Seller. In the excitement of preparing to move to their dream home, sellers do not think about choices they make as having an affect on the sale of their current house. 

Sellers would do well to use the advise of a home staging professional, and Kathy is one of the best.

Now that is a tight room. I've told quite a few of my clients who need to replace their old sofa while their house was on the market and they said, we'll just buy something that we want in our new house! No you will not! It needs to fit your current house and unless you want the same exact sofa, you're better off working with other pieces you have or renting.

John- it's exciting thinking of your next home and seeing things that you'll want to buy for it but sellers have to use caution.

Gabe- I think lenders and agents see this all of the time. 

Suzanne- exactly.  Many times stagers can work with what's there and it saves the seller money as well.

Great post Kathy and yes you are right-do not buy furniture until you have the new space! Better show the place empty than with furniture that will not fit into the next home!

Very good advice, Kathy.  don't buy new furniture or anything that is a big expense before you close on  your new home!  Make do and call a professional stager for good advice!
