I've written about this topic before, and my opinion stays the same (in most situations).
You've gotten pre-approved (hopefully with Joel Scheer with Ruoff Home Mortgage) and you're ready to start looking at homes.
You have a list of 15 homes that you've seen online and would like to check out in person.
Should we see all 15 in a single day?
Here are the situations where my answer is YES:
1. You are relocating to the area from out of town and you're on time restraints due to travel time. I don't want you to waste your time making two (or more) trips if we can get them all in that day.
2. You need to find a home RIGHT NOW. Maybe your current home just sold and is closing in 35 days, or your landlord sold the home you were living in and you have a short window before you need to be out.
In these two scenarios there is a high urgency to find the home ASAP, so yes, we need to cram as many showings as we can of homes that fit your criteria.
Here are the situations where my answer is NO:
1. Every other situation.
No, it's not that I'm lazy and I don't want to show you 15 homes in a single day. It's that I'm efficient and don't want to waste a lot of time for either of us.
If a buyer sends me a list of 15 homes and isn't in a mad rush to the finish line, I first review the list to make sure all the homes fit, and then I have them pick their top 5-6.
We go out and take a look at those first. If none of those are "the one" (99% of the time one of them will be because of the homework I do up front and because I educate my buyers), then we pick the next 5-6.
If none of THOSE are it (this has rarely happened in my six year career), then we go back to the drawing board to figure out where the disconnect is.
This method took me a little while to learn, but it was been an efficient and proven method over and over and over.
