question markBack on February 23rd, I put one of my listings under contract, pending loan approval. I was assured by the buyer that he had already talked to his lender and in fact had purchased his last home through this same lender.

The lender is on the East Coast, the property being purchased is in Missouri. The buyer was planning on obtaining a VA loan.

Our first hurdle was the appraisal - the subject property is a Morton building turned into a very nice home. But a metal building none the less. We jumped this hurdle just fine.

The next hurdle was an outstanding bill on the credit report. Seems the bill was never taken care of as part of a divorce. After a few phone calls, that hurdle was also overcome.

Finally, I am told the file is ready to go to under writing. One week before our scheduled closing date, the file is sent off.

Two days later the lender calls. Can I do an extension? Why, I ask? Well, the file will take NINE BUSINESS DAYS to go through under writing!

WHAT?

Nine business days?

I have never heard of such a thing. The lender, of course, becomes defensive - all good companies are busy right now and nine days really isn't out of the ordinary.

WHAT?

I proceed to tell the lender I've never had a file take nine business days to go through under writing. In fact, we just closed a deal with Quicken Loans - 24 days, FHA Loan, from writing the contract until closing. And no, these folks did not have perfect credit. In the six and a half years I've been doing this, I have never heard of a file taking such a long time in under writing.

The Seller moved out of the home, as we were told in the beginning the Buyer would like to close EARLY. Now, they are looking at an extra 15 days of interest, insurance, utilities and stress.

Is this a trend some of you are seeing? Have I been fortunate up to now? I still can't fathom why this would take such a long time.

Oh my gosh Debbie, I am so sorry!  I hate that!  Personally, I find that it is going to be " a fun ride" when I am working with an out of area anyway, the underwriters always love our county, population 10,000.  I can imagine that underwriters are taking longer, but I have got to love that, "all good companies are busy right now" oh my gosh.  I try to counsel my clients to use local or "semi-local" lenders, but when they do not, I have seen what you are going through now.  Keep your chin up and things will work out in the end!

I had the same problem about a year ago on a VA loan, and the lender was in St. Roberts. They weren't very timely in getting things taken care of.

Debbie - no, even here in Florida I haven't heard of underwriting taking that long. Short sales - yes. Foreclosures - maybe. But underwriting - no way.

Heather - I tried to convince this buyer to "go local" but he wouldn't hear of it. He'd used this lender before. . . Lucky me!

Sharon - I guess it's because this company is "so good." <G> We must not have any good companies in Missouri and Florida!

VA always takes longer.  Hang in there, it's just the process. I am sure the buyer is anxious, too.

Fran - You are right, VA does take longer. The buyer and the seller are both anxious. I still can't get over the nine days - not much we can do but wait and vent about it on Active Rain!

When I first started out in this business in 1976 it would take 4 to 6 months to get to the closing table. No computers, no fax machines etc.. However I thnk the mail moved faster and better then. About 5 years ago I had my first Internet Lender. The purchaser got their loan over the internet with a company I had never heard of before. I was really counting the days and worring over this closing. It happened without any problems and was the best closing I have had in many years. It was fast and on time and the closing numbers were correct. The only time I have had anything take more than 48 hours in resent years is because somebody and the lenders wasn't on the ball. I have always sent copies of the transaction to all the parties connected with the closing. And now with fax machines and email it runs very smoothly from our office. I find that calling the lender almost every day makes them move faster. If nothing else just to keep me from calling them so much. I love making a pest of myself when my paycheck is in the balance. When I was teaching closing and prospecting one always told folks that " Your Business Isn't Important to Anybody But You". Many service people have never been taught that "MY" business is your business and I need to serviced.

4/4/08 Update: This file went to under writing on Tuesday, March 25th. It finally came out of under writing TODAY with conditions. Our original closing date was April 1 - our new one, April 14th. Crazy!
