What a week! This week, I am wondering.. what buyers market???
I had 3 offers on one of property listings last week. One of them was accepted, the other offers were too low.
This week I received over 50 calls on one of my other listings. Open house will be Sunday. I know we will also have multiple offers. The attraction to the listing is that it short sale, nice home and is priced below appraised value. I know it will sell over the asking price.
I don't make the above statements to brag or boast.. only to make a point. Any well priced home will sell EVEN in a buyers market. There are Hot Property listings out there that are great buys!
I know that my buyers understand this. I discourage lowball offers on hot properties. The buyers lose everytime a lowball offer is made a great buy. I feel their pain, especially if they were not properly informed as to what price to offer.
Some buyers are still sitting on the fence waiting for the market to come down more. It may not, that would be sad for them.
Most experts agree that this the best year to buy a house. I once thought I personally should have waited, then I think again, I would not be living in my dream home if I had. My opinion is "If you are "Ready, Willing and Able" to Buy a house, no matter the market, it is the right time.". Owning a home offers tax deductions, appreciation over time, AND a place to live!".
I bought my house in 2004 and am not sorry I didn't wait. I love my house. If I were to wait for a buyers market, my home wouldn't have been for sale. I don't' care about short term equity loss. I know that eventually all real estate appreciates, besides, I love where I live.
