I know why you are still getting water

inside the building.

Looking at the siding, I can see that you have a problem and it may be the reason why the ceiling is leaking when it rains. Not all leaks are caused by a faulty roof, look at the big picture of the problem area.

Over time siding can go bad and fall apart. This may be due to improper flashing, or paint preparation. If it is left uncorrected, it can lead to bigger problems. If water penetrates and getting inside the wall, it can appear to be a roof leak.

Good morning Tom. These folks couldn't contact you soon enough. If it looks like that from the outside it looks a heck of a lot worse on the inside.

Thank you for commenting on my post.

Yikes, I do not like seeing siding in this condition.  Always a red flag.

That's an installation set up from the beginning.  There's a shingle issue too, which might be admitting water - no drip edge visible either.

We have a leaking roof in our sun room, had three roofers in to advise. All suggested putting a new roof of some type on there. Eventually we asked an architect who is also a structural engineer and her fist comment was there is no header over your windows, no wonder the roof is leaking, your windows are buckling.

Yes, that is a pretty obvious sign of water damage. Nothing like swelled siding to reveal the water's route.

That is an ugly mess on the siding! Yikes. I don't know how old that siding is, but if it reacts that way to rain, maybe not such a great product...

Tom - and the owner didn't notice that because?????? I think that's what is always mystifying to me - it's not like it just appeared one day I wouldn't think.

Homeowners have to remain vigilant. There's just too many places where water can enter a property and cause major damage.

Yes, it's pretty obvious there's a problem here. Even though it's fairly dry in San Jose, Cupertino and most of Silicon Valley, no one wants leaks.

Good call Tom, water gets in all sorts of ways, and often travels horizontally for a while before finding a place to start dripping through the ceiling, yet people still think that it is a roo leak just above them where it is leaking.

Tom, me thinks that siding is a "water collection system" as opposed to a "water exclusion system."

Hi Tom,

This looks like it needs to be fixed pretty soon as the water intrusion problem will get worse. Thanks for sharing one of your picture.

Yes, water seeks the path of least resistance usually. That leak source should have been obvious to anyone.

Well said, Tom. It's always good to look at the whole picture. Sometimes the "obvious" answer isn't the right one.
