Getting Your Vacant House SOLD After You Have Moved Out

  After the long spell of sitting tight in your existing home, you have finally been able to accumulate a little equity, and move up.  Or, your employment required that you relocate to another city.  If you have already vacated your old home, and moved into your new place there are things you should consider.

 

Vacant homes often sell slowly, and for less money than a like property, which is well furnished, real estate professionals say.  That's because many folks buy on emotion and have a hard time warming up to an empty house.  A lived-in home can be much more appealing.

There is often an echo when you walk through empty houses, and odors can accumulate because doors and windows aren't opened to allow air to circulate.  

So, you are marketing a vacant home, what can you do to create an edge from all other vacant properties listed For Sale?

(1) Leave draperies and window coverings on the windows when you move.  In most cases they will not fit your new home anyway.  And leaving them in place, helps to muffle the echo heard in vacant houses.

(2) Deep clean and paint the house.  When homeowners move, they take pictures and move furniture to take with them.  This usually leaves discolorations on the walls, and flaws not previously noticed are now visible.  Paint is inexpensive, and often pays dividends in sales price.  Use neutral colors, which will go with furniture, prospective homebuyers may have. 

(3) Light fixtures should be left throughout the house.  Lighting helps the house seem more welcoming.  If you have 60 watt bulbs in the fixtures, consider increasing the watts to 75 or even 100, if the lamp or fixture will accommodate it.  Rooms seem larger and warmer with more light. 

(4) If you can leave some of your furniture behind, it is worth doing.  Make certain it is of reasonably good quality, and not old furniture you were planning on hauling off to the dumps.  Furniture in a marketed home can help a homebuyer put things in perspective.  Furniture provides an element of scale to a room.  

(5) Consider a Home Staging service, or furniture rental.  If you don't have enough furniture for your new home and this existing home you’re selling, staging or furniture rental can make a great difference.

(6) Only rent out your vacant home if you have no financial recourse, but to do so.  Generally typical tenants do not keep houses in "show-to-sell" condition, nor are they always the most cooperative in allowing access for showings.

Over looked is the local real estate agent who will be keeping an eye on the house, picking up newspapers, checking the locks on the windows, turning off the dripping faucets, etc.

Sellers will appreciate this list!  Keeping the home air conditioned or heated, plus keeping the yard maintained really helps!   The a/c helps keep odors down and a well maintained yard might keep vandals at bay.  Common sense really but often overlooked in the emotion and frenzy of moving.

Hi Myrl,

It is excellent advice but sometimes a buyer is ready to move and a vacant but turnkey home is exactly what they want and can close in 10-15 days so that is one advantage. I had two homes I recently sold for top dollar. They were both vacant but I staged most of the rooms and especially the kitchen and patios. It made people want to bring their furniture in and enjoy. Leaving a kitchen table is great as the lender can set up and qualify walk-in buyers. It was a win-win situation.

Myrl -- It definately is more difficult to sell a vacant home. I recently consulted with a family who had to move their move to an assisted care facility and I advised them not to let the grandkids take everything out of the home.

Great list on how to sell a vacant home... one more item to add--keep the home reasonably heated and/or cooled so prospective buyers aren't freezing or sweating through a showing.

Myrl, Great post. Vacant homes can be difficult to sell so we have to get creative. I usully do some light staging and have the sellers make sure it is very clean.

Vacant homes can definitely be more difficult to sell.  However, too much furniture or stuff can be just as much of a turnoff.  Being vacant gives immediate possession more weight and can be an advantage in some price points.  I agree with painting and neutralizing, they make a bigger impact.

Good advise. Also, some homeowners can partially stage a room with a few accesories and a plant, when budget is really tight. Bathrooms can be staged with a few towels, spa like pieces and make a great impression.  I am a big fan of partial staging when all else fails.
