You may think this answer is trite but all we have done is * e-mail every Realtor with a listing in the area * sent an invitation to everyone in the subdivision (hopefully they will let their friends and family know if they are looking) * list the open house on Craigs List, the MLS, our KW website, etc. * the home has a website that is posted on everything and * we have our own version of a talking house that is advertising it from the yard **There are several OH's listed in the newspaper for Sunday too that we are hoping will generate more traffic in our area/house also. Personally though, I don't think gas prices are a hinderance. Most people have probably already checked out the home(s) on the internet or in some other way and aren't driving all over the place. I do believe however, that many people just won't come in an OH becasue they don't know how to deal with the Realtor that is inside. Kind of like going to a car lot on Sunday so you can look @ the cars without the pressure of a salesman until you make your decision.
