Salt Lake Real Estate Market Musings - 1st Quarter 2008

It will be interesting to see if the slowdown during the Fall (which causes numbers in the Winter to be lower) was as dramatic as it seemed.

I'm curious if Spring and Summer might actually do very well due to many hesitant and fence-sitting Buyers who are now confidently purchasing homes again.

If this is true, it could lead to inflated numbers over the Spring and Summer and as the pool of Buyers slows again to what would be a more "normal" rate in the Fall and Winter, those numbers could look bad next year, where in reality they would only appear to be bad due to the higher than average number of Buyers who are now ready to buy because they didn't purchase over the Fall and Winter...

Only time will tell!

I hope the buyers who did not buy in the fall will come out and buy.

WE did not buy in the fall for a reason, Home values in Utah are ridiculously overpriced.  They are still overpriced now and until sellers lower their prices by 20 to 30 percent, we will not buy.  Anyone who can afford a $300,000 home is not stupid.  That is why we will not buy, and we will not believe the lying Realtors telling us "it is a great time to buy".  Buyer out there like myself are very inteligent and will not buy in an inflated market.  Maybe you Realtors should spend more time telling sellers the truth instead of trying to convince people to buy in this market.

If you don't want to buy in Utah, I understand that there are areas of California where homes are selling at half-price compared to their prime. Now might be a good time to buy there.
