In Tennessee, after a home inspection has been completed and both the seller and buyer agree to the repairs, a Repair/Replacement Amendment is added to the original contract. The buyer will receive copies of invoices from contractors within 3 to 7 days of close. The final walk-through is just an opportunity for the buyer to check the agreed upon repairs and make sure no damage occured when the seller moved out. It is not a time to request more fixes from the seller. That time has passed. However, if something wasn't done properly it's not too late to have the seller fix it.

No u turnAs agents we can take for granted that buyers understand the purpose of the final walk-through before closing. I always insist that the buyer does this walk-through and even encourage the buyer that it may be a good idea to have the home inspector certify the requested repairs were done.

Especially when a first time buyer is involved, I pay careful attention to explain at offer signing and again toward the end of the transaction that we will do a final walk-through and what its purpose is. Basically we want to make sure all contract conditions relating to repairs are completed and the house has not sustained any new damage since the contract was made. Also it is the time to check to see if any damage was concealed and not disclosed by the seller (such as under a rug or behind furniture).

I had a walk-through with new home buyers. I did my usual to prepare them in the days ahead of the closing. I reminded the buyer again the purpose of the walk through. Since the house was vacant at the time of contract, and we have been in it 3 more times since then, I was not concerned with any concealed damage. We had seen everything without obstructions.

What I didn't expect is the buyer to think it was a chance to renegotiate...

Let's ask the seller to paint the garage.

The handrail is rough so the seller should sand it down for us. Surely they will do that.

There are two holes in the backyard that need dirt so the seller needs to do that.

We didn't notice those nail holes above the bar so shouldn't the seller paint that?

Is that a nail pop on the ceiling? Can we ask them to fix it?

There is a broken slat in the window blind. Don't you think it should be fixed?

They were supposed to put dirt under the splash blocks and that doesn't look like dirt I have seen around here. 

No, No, No, No, No, No. No. We have receipts that the seller repaired the negotiated repair items and this is the time to confirm that. We cannot ask for anything else. The time for negotiation is over.
