I had "felt" the market shifting over the past month, but this report illustrates it. We had been seeing a decrease, and a significant one at that, in days on market (total time a new listing comes to market and goes to closing), and this shows an increase in days on market, and in this case, a 51% increase in days on market.
There is also a decrease in homes sold, 26% above, however, some of this could be attributed to lower inventory (total homes for sale) levels.
If you are a buyer in today's market, the lower number of homes for sale means you MUST have a pre approval letter to submit with your offer. You should also be prepared to offer close to list price if not at list price (of course, this depends on property condition and location). Some of the lower priced properties are selling for more than list price in our current market.
If you are a seller in today's market, you should be prepared to have your house SHINE for pictures, be 100% prepared for showings the first few days on market, and have your next destination secured to ensure a smooth closing.
