Staging, A Major Or A Minor.

 

When it comes to selling your home, you may the thought may cross your mind on whether or not to stage your home. Either you're moving and will have a vacant home while listed or you just have an over or under abundance of random items in your home, these could be reasons that a seller would want to stage. And there are many good scenarios in which it would be acceptable.

A fresh new pair of decorative items and living room furniture, can be just what your house needs to give it that "wow" factor. With using staging techniques, it allows you to "dress-up" your rooms in certain ways that couldn't be previously done. Like making a 2nd living look like a game or movie room to really sell with an entertaining family. You can also make each room different, style wise (ie colonial, Victorian, rustic, western, etc.). Giving multiple ideas to potential buyers.

 

Some agents my have a connection or contract with a furniture company that will help aid in staging a clients home, which can be very beneficial to most sellers. Yet there are other ways to stage then just filling your home up with furniture.

 

Sell Your Home!

 

You can simply remove any personal belongings repaint and update certain fixtures in your home. Some, if not most buyers, will walk into a home and see the family photos. This can make the buyers focus more on the family living there, and not actually picturing themselves in the home. When it comes to paint, go for neutrals (ie, gray, white, tan). Certain buyers may like your blue kitchen, but there is a majority of ones that will not, and immediately look past the fact that a simple repaint could make it more appealing. And with neutral colors, it offers a blank slate to any buyers that wish to paint rooms in various colors.

The only probable cause not to stage, would be if you were aiming to an investor market. Or your home is in the middle of a major overhaul and is too gutted to picture anything. But there is always little things that can make a difference when trying to appeal more buyers.

 

Market Analysis

 

So talk with an agent and see if they know any professionals in the staging industry, and if they could take a look at your home and provide any needed input. With those additive staging adjustments, your home should be ready to grab the attention of the vast buyer market!
