Welcome to the June Market Update for Scottsdale, Arizona.
Let's take a look at real estate activity in this area during the month of June 2014.
INVENTORY OF HOMES FOR SALE AND MEDIAN LIST PRICE FOR SCOTTSDALE - JUNE 2014
The number of active listings was up 33% from one year earlier and down 12% from the previous month.
It is positive to see the number of homes for sale decrease as inventory climbed quite a bit over the past year. These recent decreases can be attributed to home sales as well as homeowners taking their homes off of the market during the summer months.
The median asking price for homes was just over $652,000. This is down from $715,000 at this time in 2013.
MEDIAN SALES PRICE AND DAYS ON MARKET - JUNE 2014
The median sale price was just over $474,000. Which is down slightly from May, but up from June 2013.
The number of units sold in June decreased 10% year over year, but increased 9% between May and June. Usually, we see a sales surge during the high season months at the beginning of the year. However, are still seeing solid sales figures as we move into the summer months.
Compared to last year, the average number of days that units spent on the market before being sold increased from 83 days to 103 days, a 24% increase.
