Does anyone "refresh" listings in the MLS

Have you ever refreshed a listing in the MLS and if you have did it generate any activity? (refreshing by withdrawing the listing, and relisting it in the MLS.  My MLS will not change the DOM by doing this. It simply causes the listing to pop up as a new listing although it shows the accurate DOM., I would never try to decieve someone with DOM.)

I used to do it all the time and it works great.  I've often done it and gotten an offer almost immediately.  Our MLS changed its rules about a year ago to make this practice against the rules.  That was disappointing because I thought it was a disservice to the general public since it actually worked to increase sales.

Our MLS does not allow us to do this churning.  A home must remain off the market for 30 days before a new MLS number can be issued.  I do think it works sometimes, but in my small community, we all know if a home has been on the market a long time.  And if a buyer ask me, I will be straight up about the length of time.

I used to do it as well but the MLS does not allow it anymore. When you think about it, it makes sense not to be able to do this. What you are really doing is deceiving people. The rules were changed so information would be completely accurate. It is a good rule - the public gets honest information and we are all on a level playing field.

Not being sure of what you mean by "refresh" and since you really didn't elaborate on the subject, I assume you might mean to "play" with the listing to manipulate the true facts of the length of time on market.

You might find the following post interesting and the comments also: WITHDRAW your listing early.....and put it back in as NEW ................ NOT!

Maybe you would consider leaving a comment there for your prospective on the subject discussed.

The only refreshing we can do is a price change but the days on market stay the same, Like most of your other readers we too have to withdraw or expire a listing and re-list from scratch all the data as a new listing one 30 days have passed.

I agree with Kelly - It's the same here with the 30 days I think.... Most of the agents around here are savvy enough to know when it's not really a 'new' listing.

A good agent worth his/her salt will check to see when the home had been on the market previously and for how much.  Any expired listings will come up and you're caught.  Agents and clients are pretty savy and this seems like a way to hedge the truth.  It isn't allowed in our MLS (30 day minimum off market), but I wouldn't do it even if is was acceptable.

Our MLS does not allow manipulation of DOM. What I mean is withdrawing the listing and relisting it with a new ML number. Our mls does not change DOM unless it has been off the market for 90 days. What it does do is cause your listing to pop up as a new listing but does not change the DOM, putting it  back infront of buyers, but clearly marking the DOM. I wouldnt do it to decieve anyone, just to draw more attention,
