Realtors understand that many Franklin, MA sellers need to sell in a hurry but at least be sure to consider making a few improvements before deciding to "sell as-is".

Many of my sellers have decided to make a few improvements once they reviewed the SOLD prices of comparable homes that had done some painting/staging vs. those that had done nothing.  It is has been quite significant to see net sale prices in the greater Boston area are often $30,000-$50,000 more for just $1000-2000 worth of improvements.

A seller benefits the most by spending a relatively small amount of money on fresh paint, and new carpeting as well as repairing/replacing any broken windows, light bulbs, toilets, appliances.  It would also be advisable to check electrical and plumbing for potential issues.  Just like on HGTV, the homes that are most appealing to the most buyers will have an edge.

Thanks for your comments Pete and Jim! As Realtors we all definitely get the hassle of improvements but since we are hired to bring in the most money it's important that sellers consider even "some" improvements... Good luck in your California real estate markets!
