Wasn't there anything to photograph?

You know how it is when you pull up a listing and there is no photograph or only one? Or maybe you pull up a listing and there are ten photos of the exterior and none of the interior. I've always been a bit skeptical about looking at houses with no or few photos. There must be something wrong, right?

There might be, or there might not be. I just put a house under contract this week that had one photo of the front. I've seen that listing for a couple weeks now, and few of my clients did too. All but one didn't want to bother with it because they were sure it had serious problems or it would have had more photos.

After all, photos are like taking a walk-through. With a high volume of photos you can quickly feel like you know the house. Well done photos can entice you in to take a look and possibly buy it, but no photos or one photo are like a "warning, warning, warning" sign. 

Ironically, the house with one photo was spectacular. My client is so excited that she is getting this stunning house, and it appears that we are the only ones who looked at it. Good for us, but it's sad for many interested but overly cautious buyers who passed it by.

Tonight, I found another one of those listings with the odd photos. There were numerous exterior photos, but when it came to the inside there were photos like a close-up of the fireplace. There was also a close-up of the garage door opener. I'm beginning to think there needs to be a Realtor photography course required before licensing. It sure is needed. A camera is your real estate partner. If you use it well, it will be your best friend.

I never judge a book by it's cover, but I also try not to show a home with no interior photos without previewing first.  I don't like surprises, at least not bad ones.

Thanks Mike, we see this much to often. These agents who do this do not have the best interest of their client in mind. (The owners) Probably lost money. Because of to few of showing or interest. Lack of photos is the easy way to do that.

I found that having one photo or no photo at all can be very deceiving.  I used to pass them up until I decided to preview one and found that it was absolutely gorgeous, but the seller did not want photos displayed.

Ted, I guess there could be good reasons for low photos, but it seems that more would get more attention.

Diana, this one I just put under contract convinced me to take a second look at some of these orphan listings.

Well, good for your buyer Mike! That listing agent did you a favor by not including pictures. No pictures often means that the home is either outdated or cluttered .. but that's not always the case. Sadly, sometimes it's just laziness.
