Do people forget why we have Realtors ?

With the trulia and zillow merger (Zulia) the questions of how much longer can realtors survive is up for debate again. Wasn't zillow suppose to eliminate realtors and make the home shopping experience much easier ? Instead all it ended becoming was another way to get advertising costs out of realtors.

I think with the inaccuracy of the listings on these websites it has made the home buying experience much harder for buyers. Zillow and Trulia are full of fake self made listings by agents on wesbites like postlets. If I were do a search on my MLS and Truila or Zillow and compare the accuracy would be awful.

Here is an example I did a search on Zillow for (only) homes in Cooper City and active on the MLS, their was only 111 homes but on zillow there are 300+ homes for sale and thats 200 + listings in just one city (which by the way is one of the smaller cities in the broward area) that are not really for sale. (granted their may be some auction.com, hubuzu, and realty trac homes but is thier really 200+ of these ,when homes are selling in under 2 or 3 weeks in this area ? )

 

 

Here's my point, we are here to protect the consumer, could you imagine if you didn't need a license or just anyone could right a contract or start a real estate company. Look at what happened with the mortgage crisis when regulation was lacking, we are still paying for this today. Do you think the average consumer can handle a transaction from start to finish ? What about when people were selling the same lots of land 3, 4, and 5 times over again to different people (the internet would make this easier) ? Contracts and documents can easily be forged to look legitimate. 

Zillow, trulia, or Zulia what ever you want to call is just another advertising platform for real estate, I think niche based location websites will soon come into play more then ever.

Yes, I tell my clients that Zillow is several days old.  After the third time of showing a client the current status vs the Zillow status, three homes that sold (not just gone under contract) they beleive me.

We pay to have our listings sent out, but with we are featured on all the main sites so it allows us to capture buyers instead of another agent. I would love for every agent to Turn IDX:off

Zillow exists for only 2 reasons that I can see.  1 it feeds out of the Realtor owned MLS's to get nearly all of its active listings.  2 it generates income by selling leads back to Realtors.  Without Realtors, Zillow would vaporize and become nothing .

Rob Arnold I agree... but boards are beginning to partner with these bigger websites and this might be their ultimate goal to bring in the direct feeds and realtors are just helping out them out.

I think it is so important to be able to add value to a consumers search for housing information. We do this by being on top of our market and having information that the consumer needs but is not provided to them via Z or T or R.

Our marketing efforts should draw the consumer to our service and knowledge.

I don't trust those sites for real estate information at all.  I would never consider buying or selling without hiring an agent to represent me.

This is a fun topic lately. I just did my own take on it. You are right, the listing part of these sides is a joke. However, there are some great blogs, posts, etc that do have value. The issue is, we need to ensure that folks realize we are the best resource for what is current and active today. We hold the key to the "true" market. Next we need to figure out how to co-exist.

Where there is money there will always be new businesses to reap the benefits.  Some will help consumers and others will fall by the way side after doing damage, or as seen to be no advantage.  We as Realtor's need keep abreast of our local market to be sure our clients do not take all advertising at face value.  Good post.
