So you've got a listing and need to take some pics... Here are a few tips to keep in mind when snapping those photos!
1. LIGHT AND BRIGHT.... People want to SEE the photos, Don't make it hard for them to figure out what is in the room! Remember they are previewing many homes , and only have a moment ot catch their eye !
2. REMOVE DISTRACTIONS...Showcase the the features that are staying in the home, not the contents , including pets. REMOVE Clutter and stage the room.. It is OK to Pack it in boxes and stack boxes.
3. AVOID DISORIENTING INTERIOR PHOTOS.. While a wide angle lens is crucial to showcase small rooms, use caution withthe fish eye. When verticals or horizontals cause an illusion, its best to forgo !
4. EXTERIOR IS YOUR MOST IMPORTANT PIC ! .. This is the pic that shows up on all feeder pages. Most exterior pics benefit when the pic is taken from an elevated area. Take a ladder, borrow a pick up truck...It will make a HUGE diference!
Your pics need to tell the story of the home.. If you couldnt write a description about the home, would the potential buyer know enough to want to see it because of your pics?
Bonus info..Just because your MLS only has 10,15,25 pics, doesnt mean that is all you need to take. Take extra. move a couple of feet and take another.. You'll soon learn more about composition and framing.. !
