Do You Want a Home Warranty with Your Home?

The best advice I can give a Buyer is,  "Get a Home Warranty". Remember, when your Buyer is buying a new home, it is only new to the Buyer, unless he is the first owner of the home. It's just like buying a used car. You are buying all the problems along with the home.

In this photo, I took in either Kentucky or Tennessee, it's obvious that there my be a few problems that need some attention, but we show homes every day, that look great from the outside, and even the inside, but just like a used car, we find out the hidden problems after we close the sale. Anything from a leaking faucet, to a furnace on the verge of disaster, the buyer needs to be prepared for the worst. A home warranty doesn't cover everything, but it sure helps when you need it.

They say, "Don't judge a book by it's cover."  The same goes for a home For Sale. Contact a home inspector and spend the extra few dollars before you buy and then get a home warranty.  You will be glad you did.

99.9% of our sales contract is written with the seller paying up to a certain amount. I do think the buyers should take advantage of it. There's something that happens between the inspection and closing/ move in that suddenly things dont work anymore, so I do think it's great advice.

However, purchasing a home warranty continuously depends on the homeowner's personal finances.

Well said, Larry. Home Warranties are always strongly suggested to our buyers. We also strongly suggest Home Warranties to our sellers. They cover the home for the sellers while it is listed then transfers as coverage for the buyers after closing. I've seen it pay off several times and even if it is not 'used' the piece of mind is invaluable..

Larry, I see electric and telephone wires and no biffys so it definitely is Kentucky or Tennessee since they are in the modern world now.

If that house didn't have  electricity and telephone wires it would have to have been in Southern Indiana in Hoosier  country!

As has been  pointed out, getting a home warranty with the listing is also smart.  It's a marketing tool, and often buyers will write their offers with one, so this ensures the seller also gets the benefit to be covered for the period during the listing and while under contract.  And yes, it's a great marketing tool.  Ultimately, clients benefit, both sellers and buyers.
