- Grayhawk in Scottsdale, Arizona- 2014 Real Estate Market Update -
Grayhawk is an established golf community in North Scottsdale. It enjoys a great location, close to plenty of dining, shopping and entertainment options. Plus, you are only a few minutes from the Loop 101 freeway.
It is comprised of two main areas, the Park, located to the west side of Hayden Road, which has a nice variety of homes of all sizes and types. On the east side of Hayden, you will find the communities of Raptor Retreat and Talon Retreat, which are guard gated and were developed around Grayhawk's two golf courses of the same names.
This analysis will look at single-family home sales activity in Grayhawk over the first half of the year. There are townhome and condo housing options as well in Grayhawk, but that activity is not included here.
HOMES FOR SALE AND PENDING SALES IN GRAYHAWK AS OF 7/18/2014
As of mid-July, there were 42 homes for sale in Grayhawk. Prices ranged from $339,000 for a 1,405 square foot home to $2,890,000 for a 8,046 square foot custom estate.
Twelve homes were pending sale and they ranged in price from $399,000 for a 2,058 square foot home to $950,000 for a 3,705 square foot home.
2014 HOME SALES IN GRAYHAWK THROUGH SECOND QUARTER
Sales were relatively stable over the two quarters, with a mild increase in Q2. (Generally, we see a sales spike in the second quarter.)
Although the average sales price decreased in Q2, the average price per square foot was up about $8 in the second quarter. Average days on market decreased as well.
The highest priced sale of 2014 to-date was for $2,150,000. This was a four bedroom, five bathroom, 5,781 custom home. It had been listed for $2,199,000.
The lowest priced sale of 2014 to-date was for $380,000. This home had three bedrooms, two bathrooms and 1,873 square feet. It had been on the market for $399,900.
Overall, sales are plugging along in Grayhawk, with buyers seeing an average discount off of asking price of about 3%.
